Met this lovely couple a few months ago. Apparently I had done a deal for a family several months ago. Unbeknownst to me, that family had posted a lovely review for me on a community website. Inna and Robson had found me there. After a brief discussion on location we hit the pavements. They were like knowledge sponges, soaking up everything I said about the process, the different areas and what to look for and what to avoid in a house.

After a few months of diligence we made our first offer. It was a strong offer and earlier in the year when the market was a little stronger. We unfortunately did not get that offer accepted. A couple months later, the same model came up in the community. It was an out of area agent, so I called to introduce ourselves. The listing agent was lovely and we immediately struck up a rapport. We shot our second shot, this time $35k less. Our offer was accepted with no counter!

I've known this awesome family for almost a decade now. During that span, I have been privileged to help them on five transactions. Nine years ago, I helped them purchase this incredible home in Willow Glen on an almost 11,000 sq.ft. lot. An Architectural Student, Janice has always loved Eichlers (undoubtedly inspired by her Grandmother's A-Frame Eichler in Sunnyvale. Another home I helped the family sell in 2023). We scoured many, until we walked in to this WG Bungalow. They were immediately enamored with the backyard. But I had no idea of the incredible transformation she would embark on over the next few years; creating this stunning open concept living area.

This is the perfect bookend type transaction that I love. Back in 2017, I helped them get in to the house for $10k under list after the home had been on the market only 10 days. The current market is certainly unpredictable; we see so many stagnant listings. Thanks to the trust we have built over the past decade, the family had faith in my plan. We launched a hard marketing campaign. I am so happy to say that in seven days, I was able to procure multiple offers finally closing at more than $325,000 over List Price.

In 2017 I met Dave and Aileen and after a fairly brief shopping spree, we found their dream home. Shortly after closing we went out to dinner to celebrate. They shocked me by asking me to be their Wedding Officiant!! It was a nerve wracking blast! In December last year, Dave's brother Chris asked me if I could help him find a home as well. Chris was a groomsman at that wedding; so we kinda knew each other already.

As a first time home buyer I really wanted to take my time with Chris, showing him the ins and outs of the process and what potential pitfalls to avoid. He absorbed everything like a sponge. We spent many mornings looking at homes before keying in on his ideal location. We went through several test Disclosure packets so he could understand things we were looking out for and again, things to avoid...

Last month, we keyed in on a property in his area. After doing our diligence, it was time to put pen to paper. I warned Chris that it is quite rare to get your first offer accepted but Chris's terms were excellent. We took the initiative after speaking to the agent and made a pre-emptive offer. Guess what?! We got that offer accepted. Even better, the appraisal came in over our Offer Price.

Yesterday at the closing, he told me that I had given Dave and Aileen the same warning and guess what?! They too got their first offer accepted🤣

For those of you that know me outside of the work space, Rugby is a huge part of my life; it is my community and family. I have been playing with the San Jose Marauders for over two decades. As we get ready to head out for the Annual Old Boy Arizona Rugby tournament, this post is that much more special. I have also known "D" for over 20 years now and when it came time for her to make some real estate moves, I couldn't have felt more privileged to represent her. The first stage of the move was her purchase of a beautiful home up North. All I can say is the pool was worth it. After a short series of negotiations, we were off to the races on a short and uncomplicated close.

Stage 2 was to sell her family home. Having lived there for quite a while, there was a lot to move to get the house ready for staging. Luckily we travel with a rugby team full of strong humans that were ready, willing and able to move furniture. Cheers Boys!

After the cleaning and staging was done and after a short marketing period, we received an initial Non-Contingent offer that met our needs. A couple of weeks later as I was getting ready to return from a trip to the UK I received word from the Agent that his buyers had changed their minds. It was an awful message to receive and an even harder one to convey to my good friend. This year has certainly presented it's challenges. In my career, I am proud to say I have been able to avoid this very scenario. We are not attorneys and we are repeatedly instructed to NOT give legal advice. I suggested we speak to an attorney, fortunately Denise had a great contact. Based on his advice we realized we had no option but to go down the road of mediation. Long story short it took 1 1/2 months and a final multiple hour Zoom call negotiating to a point where both parties found an equitable solution. The remaining challenge, putting the house back on the market at the end of September. Denise and I had many late night conversations on market conditions and pricing strategy. We agreed and hit the market enthusiastically. Incredibly, four days later we were able to ratify with another family that stayed the course.

I was just discussing with another Rugby brother the extra pressure that comes with representing your friends and family. The pressure does NOT come from the friend, it is self-imposed. For someone who feels the need to control everything, these situations can be stressful because of the lack of control we sometimes have. I often say, even the best pilot can't guarantee no turbulence, they can however, and should, warn you they are coming and fly you through the bumps.

Denise took it all in stride and I am so happy to say we took care of her situation on both sides. So glad I was the one to be with you on this journey; thank you for your trust in the eye of the storm!!

Every now and again, we get approached to be interviewed for online magazines and articles. This one actually caught my eye because the email read: "Welcome aboard and congratulations on being selected for the Top 10 Most Trusted. 🎉".

I wasn't aware that "TRUST" was a metric that could be measured. But I guess they did a deep dive into our reviews and that seemed to be a "consistent theme". The irony is that when I do my initial Client meets, I routinely say, if you are meeting with an agent for the first time and they drop the "Trust me" line; run for the Hills. In my opinion you never lead with that, you earn it. That's part of the process.
