Last year at an open house in Berryessa, there I was minding my own business. Then these lovely ladies walked in asking all kinds of astute real estate type questions about the house and the market. For those of you that don’t know me; when asked about real estate, I typically clam up and retreat to a corner. After a few minutes of gentle coaxing I finally came out of my proverbial shell and reluctantly answered their questions using as few sentences as possible 🤓. Imagine my surprise when the next day they asked if I would like to accompany them on their house hunting journey. Well, the next thing I know, I was the Dorothy to this band of characters on their journey down the yellow brick road!!

It was awesome and we really forged a great friendship. No trip was endured without them bringing me a snack. Each trip we talked more about the process and the pros and cons; to a point where they admitted they heard my voice in their heads even when I wasn’t with them. We eventually found a great property that ticked off a LOT of boxes. So we arranged a small coffee session at a lovely little boutique cafe in Evergreen. After an hour or so we determined price and terms. In parting I told them to be quietly optimistic AND realistically you don’t get your first offer accepted….

Congrats my lovely friends. To continue the food providing behaviour. Key exchange was accompanied by a lovely steak dinner and “one” small whisky. Then another wonderful gathering with Loan Superstar Belana for some home-made pho (DELICIOUS!!) and another tiny “one” more whisky.

Met this lovely couple a few months ago. Apparently I had done a deal for a family several months ago. Unbeknownst to me, that family had posted a lovely review for me on a community website. Inna and Robson had found me there. After a brief discussion on location we hit the pavements. They were like knowledge sponges, soaking up everything I said about the process, the different areas and what to look for and what to avoid in a house.

After a few months of diligence we made our first offer. It was a strong offer and earlier in the year when the market was a little stronger. We unfortunately did not get that offer accepted. A couple months later, the same model came up in the community. It was an out of area agent, so I called to introduce ourselves. The listing agent was lovely and we immediately struck up a rapport. We shot our second shot, this time $35k less. Our offer was accepted with no counter!

I've known this awesome family for almost a decade now. During that span, I have been privileged to help them on five transactions. Nine years ago, I helped them purchase this incredible home in Willow Glen on an almost 11,000 sq.ft. lot. An Architectural Student, Janice has always loved Eichlers (undoubtedly inspired by her Grandmother's A-Frame Eichler in Sunnyvale. Another home I helped the family sell in 2023). In 2017 I met Dave and Aileen and after a fairly brief shopping spree, we found their dream home. Shortly after closing we went out to dinner to celebrate. They shocked me by asking me to be their Wedding Officiant!! It was a nerve wracking blast! In December last year, Dave's brother Chris asked me if I could help him find a home as well. Chris was a groomsman at that wedding; so we kinda knew each other already.

As a first time home buyer I really wanted to take my time with Chris, showing him the ins and outs of the process and what potential pitfalls to avoid. He absorbed everything like a sponge. We spent many mornings looking at homes before keying in on his ideal location. We went through several test Disclosure packets so he could understand things we were looking out for and again, things to avoid...

Last month, we keyed in on a property in his area. After doing our diligence, it was time to put pen to paper. I warned Chris that it is quite rare to get your first offer accepted but Chris's terms were excellent. We took the initiative after speaking to the agent and made a pre-emptive offer. Guess what?! Yesterday at the closing, he told me that I had given Dave and Aileen the same warning and guess what?! They too got their first offer accepted🤣
