WHAT IS A CONSTRUCTION RFI?
Thank you group members for contributing your knowledge to this topic. Here is the summary capturing what is a construction RFI topic.. Please share if this post is helpful.
RFI = Request for Information, is a written request by Contractor or Subcontractor requesting that the Architect provide additional information necessary to clarify or amplify an item in the Contract Documents that the Contractor believes is not clearly shown or called for in the Drawings or Specifications.
Why RFI is important for Contractor/Subcontractor?
It is a communication document to clarify unclear items. Contractor should clearly describe the issue so the designer can be accurately responding to it. Track all changes because it may be a change order.
Why RFI is important for Owner/Designer?
It will sometimes add “time” and “money” to the project. A poor or unclear drawings/specification may potentially cost project delay and change order. Owner/Architect needs to respond to RFI in the timely manner.

WHAT IS AN AS BUILT?

This post is about sharing construction experiences between owners, contractors, subcontractors or whoever else wants to learn about construction. Please share if this post is helpful.
As-built is a set of drawings with updated conditions & final configuration of the project as it was constructed. As-built can be separated by trade/divisions.

Why as-built is important?

It will save you lot of time and money down the road.
If you don’t have an as-built, you may need to pay extra money for architect or contractor to site survey and draw out the condition of the area.
Sometimes city plan checkers want to see existing condition of the building

What should contractor/subcontractors do to as-built?

The contractor should always maintain As-built in good and current condition and “red-line” all changes made during construction.
Contractor should review subcontractors as-built and also make sure subcontractor update trade as-built

What should the owner do with asbuilt?
Always require contractor to submit as-built at the end of project.
Keep as-built because you will need it for your next project

REVISION(S) IS WHEN YOU HAVE A BUILDING PERMIT SET OF DRAWINGS AND WANT TO MAKE EDITS TO THAT SET. YOU WILL NEED TO SUBMIT A REVISION TO MAKE THOSE CHANGES. REVISION PACKAGE SHOULD HAVE A SUMMARY OF SCOPE OF REVISIONS, AND A COPY OF THE ORIGINAL PLANS.
be sure to cloud all changes made and have a delta number
RESUBMITTAL(S) IS NEEDED FOR RESUBMITTING PLANS FOR PLAN REVIEW DURING PERMITTING PROCESS. IT SHOULD CONTAIN A SHEET FOR RESPONSES TO PLAN REVIEWER’S COMMENTS AND A REDLINE SET FROM THE REVIEWER.
Some cities may require resubmittal package to be separated by trade.

Construction (LLC & Corporation)
As promised with one of the members in this group regarding LLC/Corporation, this discussion will go into depth a little more about this topic, based on our knowledge and experiences. Please consult with your tax advisor and construction attorney when forming a business entity.

Every construction business is different, from a general contractor to a trade. The question was should I create an LLC for your construction business? The decision is for you to make, but here is the highlight:
· California allows a construction business to be an LLC to protect your personal assets. However, the current CSLB bonding requirement for LLC is $100K LLC employee/worker bond and $1M Liability Insurance Minimum. Buying bond/insurance for an Construction LLC will be expensive because of these requirements. Insurance cost will be depending on many factors (project size/company size, safety records, etc), but will be thousands of dollars.
· Most of the construction companies form “corporation” instead of LLC. This is the most popular way. Insurance requirement for corporation will be smaller but you will need a lot more paperwork to do for maintaining a corporation.
· Either LLC or Corporation for a construction company will require a valid contractor license to operate

What if you do not have a contractor license and still want to work in the construction industry?
You may want to work for a construction management services company. However, you cannot perform any construction activities if you are not licensed. And you need to have a lot of experience in construction. So what are construction manager responsibilities?
· Represent the owner
· Construction administrations
· Manage the contractor, any issue during constructions
· Review construction documents, solve problems, and coordinating
· Tracking construction progress
· Inspect work, and be onsite with the contractor as needed
