Most people think home inspections are only for buyers.

They're not. 🏡

One of the smartest things a seller can do before listing a home is understand its condition before a buyer does.

A pre-listing inspection can help identify potential concerns such as:
✔ Water damage
✔ Roof issues
✔ Electrical concerns
✔ Plumbing problems
✔ HVAC deficiencies
✔ Pest or dry rot findings
✔ Foundation and drainage concerns

The goal isn't necessarily to fix everything.

The goal is to understand what you're working with, make informed decisions, and reduce surprises during escrow.

Swipe through to learn about 7 common inspection findings and why many successful sellers choose to be proactive before their home hits the market.

Have you ever had a home inspection uncover something unexpected?

“Hey Siri… show me a Silicon Valley home that offers incredible value, future income potential, and is still under $1M.”

Siri: “That sounds like something a local REALTOR® should handle.”

Welcome to 1052 Luther Avenue in San Jose a 126-year-old home that has been thoughtfully updated for modern living while still maintaining its character and charm.

Here’s what immediately caught my attention about this property:

🏡 Single-family home in San Jose’s 95126 ZIP code
📈 Area average sale price for single-family homes over the last 30 days: over $1.5M
🔨 Major renovations already completed including foundation + important home systems
✨ Approx. 300 sqft converted attic space
💰 Detached garage + rectangular lot offering strong ADU and future income potential

In today’s market, finding a home that offers BOTH lifestyle flexibility and future financial upside is becoming increasingly difficult, especially at this price point.

If you’ve been searching for an opportunity to buy into Silicon Valley real estate without sacrificing long-term potential, this home deserves a closer look.

What’s really happening in today’s housing market? 🏡

Many buyers and sellers are hearing mixed messages right now, so I wanted to break things down in a way that’s simple, realistic, and actually helpful.

Across many Silicon Valley communities, inventory has been increasing, giving buyers slightly more options and negotiating opportunities than we’ve seen over the past few years. At the same time, homes that are well-prepared, marketed correctly, and priced strategically are still performing very well.

The biggest thing to remember:

📍 Real estate is hyper-local.

What’s happening nationally may not reflect what’s happening in your specific neighborhood, city, or price range here in the Bay Area.

Whether you’re considering buying, selling, downsizing, upsizing, or simply planning ahead, understanding your local market can help you make more confident and informed decisions.

Swipe through this carousel for a quick breakdown of:
✔️ Inventory trends
✔️ Buyer opportunities
✔️ Seller strategy
✔️ Local market insight
✔️ What to watch moving forward

If you have questions about your specific situation or want to discuss the market in your neighborhood, feel free to message me anytime.

Buying a home in Silicon Valley can feel overwhelming at first, especially with so much conflicting information online.

That’s exactly why Kevin Son and I created this Virtual Home Buying Seminar.

The full recording is now available on YouTube and was designed specifically for people who are just beginning to consider buying a home, whether that timeline is 6 months or even a few years away.

In this seminar we discuss:
🏡 The Silicon Valley real estate market
💰 Mortgage pre-approval and financing
📈 Credit preparation tips
📝 The home buying process from start to finish
🔑 What happens during escrow
⚠️ Common mistakes buyers should avoid

Our goal was to create a free educational resource that helps buyers feel more informed, prepared, and confident before taking the next step.

Can AI really replace a REALTOR®? 🤖🏡

A viral story recently made headlines after a Florida homeowner reportedly sold his home using ChatGPT instead of a real estate agent. Naturally… we had thoughts. 😅

In this new episode of Agents of the Valley, Vinh Vu and I put AI to the test using REAL Silicon Valley real estate scenarios, pricing strategies, HOA documents, disclosure packages, negotiations, and more.

And honestly? Some of the results were eye-opening.

AI is absolutely becoming a powerful tool in real estate. We both use it in our businesses every day. But there’s also a huge difference between pulling information from the internet… and having real-world experience, local market knowledge, negotiation strategy, and human intuition guiding one of the biggest financial decisions of your life.

We discuss:
🏡 The truth about Zillow & Redfin estimates
🤖 How REALTORS® are actually using AI
📈 Why local market expertise still matters
💰 Negotiation psychology AI simply can’t replicate
⚠️ The risks of relying solely on ChatGPT for pricing, contingencies, and disclosures
📄 How AI handles HOA docs & inspections
👀 And why “confidently wrong” AI answers can become expensive mistakes

Whether you’re buying, selling, investing, or just curious about how AI is changing the housing market, this was a really fun and honest conversation.

Hi Neighbors,

There have been a lot of questions recently surrounding the nearby data centers. Many community members have voiced concerns about the potential impacts and the limited information currently available.

Join your fellow neighbors for an open community discussion with representatives from the City of San Jose regarding these data centers. PG&E has also been invited and may be in attendance to help address questions surrounding the ongoing power outages and infrastructure concerns.

This is an opportunity for our community to come together, ask questions, share concerns, and stay informed about topics affecting our neighborhood. Please feel free to share this information with fellow neighbors so everyone has the opportunity to stay informed and be part of the conversation.

Let’s start the week with something positive.

A second $10,000 down payment assistance grant has been awarded through the Santa Clara County REALTORS Foundation—and this is exactly the kind of momentum we need right now.

Affordability continues to be the biggest challenge for buyers. Not the desire to own—but the ability to bridge the gap from renting to owning.

Over the past few months, I’ve connected with many individuals preparing for homeownership. The biggest shift I’ve seen? Clarity. Once people understand the path forward—and the resources available—it becomes real.

Programs like this play a meaningful role in opening doors and creating access. And access is what leads to long-term financial stability through homeownership.

If buying feels just out of reach, it may not be as far off as you think.

Reach out—I’m happy to help you map out what your next steps could look like.
