What the Data Is Really Saying
Timing still matters.
Zillow says the strongest national window to sell is late May — but locally, it’s different. In San Jose, the strongest historical window has actually been early February, with about a 3.1% premium.
Buyers are more thoughtful.
Redfin reports more canceled deals nationally (13.7%), but locally:
Homes still average 3 offers
Sell in about 12 days
Close at around 103% of list price
Cancellation rate is just 5.4%
Buyers haven’t disappeared — they’ve just become more intentional.
What’s Changed (and Why It Matters)
We’re seeing a shift in what the market rewards:
Quality over shortcuts
Preparation over speed
Confidence over guesswork
Even home flipping profits are down to their lowest levels in years — a clear sign that “quick fixes” aren’t cutting it anymore.
At the same time, mortgage applications have dipped, which tells us buyers are watching affordability closely.
But here’s the key:
They’re still ready to act — when the right home comes along.
What This Means for Sellers
This market is no longer about just listing and hoping.
It’s about strategy.
If your home is:
Well prepared
Well priced
Well presented
Launched with intention
You can still:
Stand out
Generate strong demand
Compete — especially in local markets like Silicon Valley
The Real Opportunity
There isn’t just one “perfect” week to sell.
The real advantage comes when:
Your home is fully ready
Your pricing is sharp
Your local strategy is dialed in
That’s what creates results.
