🏙️Thinking about buying or selling a condo in the Bay Area? There are some important changes to condo lending you should know about.

In August 2026, Fannie Mae retired its Limited Review process, and Freddie Mac retired its Streamlined Review process. In some scenarios, lenders may now take a closer look at the HOA and the overall health of the community, from insurance and reserve funding to deferred maintenance and, where applicable, building condition and structural requirements.

That means a beautiful condo in a great location doesn’t always guarantee an easy loan approval.

Not every condo or loan will be affected in the same way, but understanding the HOA and the community before writing an offer can help you avoid costly surprises.

If you’re selling, being prepared and addressing potential issues upfront can help make the transaction and negotiations much smoother.
