Housing affordability is expected to take center stage in 2026, with President Donald Trump promising to announce "the most aggressive housing reform in history" early in the new year.

The crisis has strained the market for three years, pushing home sales to 30-year lows and driving the typical first-time buyer’s age to a record 40.

A new analysis finds that restoring 2019 affordability—when mortgage payments averaged 21% of median income, versus more than 30% today—would require one unlikely shift: mortgage rates falling to 2.65%, incomes rising 56% to $132,171, or home prices dropping 35% to $273,000. While none are expected in 2026, the data highlights how far the market remains from pre-pandemic affordability.

The first installment of property taxes was due on Nov. 1. It will be considered delinquent after 5 p.m. on Wednesday, Dec. 10. The Department of Taxes and Collections has an online payment portal that allows customers to pay securely online without having to visit the office. Learn more at payments.sccgov.org/propertytax.

Eliminan acceso a préstamos hipotecarios para dreamers y no residentes, ¿cómo afecta a California?

La administración Trump ha restringido los préstamos FHA a residentes permanentes legales, excluyendo a dreamers y personas con TPS, afectando el acceso a la vivienda en estados como California.

¿Qué son los préstamos FHA y a quién afectan?
Los préstamos FHA están diseñados para facilitar el acceso a la vivienda a compradores primerizos.Ofrecen requisitos más accesibles, como pagos iniciales desde el 3.5% del valor del inmueble, menores costos de cierre y la posibilidad de calificar con un puntaje crediticio bajo.

Hasta hace poco, beneficiarios de DACA (Dreamers) y personas bajo el Estatus de Protección Temporal (TPS) podían aplicar a estos préstamos. Ahora, solo podrán hacerlo quienes tengan estatus migratorio “verificable y permanente”.
Esto excluye automáticamente a miles de inmigrantes con estatus mixto, incluyendo trabajadores esenciales, estudiantes universitarios y familias con años de residencia en el país.

As expected Wednesday's rate cut is the Fed's first since 2020.

Let’s hope it’s not the last .

On average, members of the Fed's rate-setting committee expect borrowing costs to drop by another half a percentage point this year and an additional full point next year. That's a more rapid decline than committee members were projecting just three months ago.

The Federal Reserve moved aggressively Wednesday to start cutting interest rates as easing inflation fears gives way to concern about the job market.
