Congratulations to J on buying his first home! 🏡🎉

This one was extra special because J is one of Michael’s friends. A mutual friend Will connected us after J had a disappointing experience with his previous Realtor, and from our very first conversation, I knew we needed a different game plan.

Finding the right condo or townhome in today’s market is not as easy as it used to be, especially with the new balcony requirements. A lot more due diligence has to happen upfront to make sure buyers are protected and that the community meets lender guidelines.

We carefully reviewed the HOA financials, reserve studies, and overall progress of the communities. After going through 13 disclosure packets, only ONE property met the criteria we were looking for. Thankfully, that home also checked all of Jay’s boxes and even exceeded his expectations.

In just 3 weeks, we were able to secure the right home and connect Jay with the right lender who could successfully finance the property. Seeing everything come together for a first-time buyer is always rewarding, especially in a market where navigating condos and townhomes has become much more complex.

We had a discovery call to talk through their goals, budget, and what they were hoping to find in their first home. Once we had a clear plan, the home search began.
In just a little over a month, we found the home that checked almost all their boxes. It’s a beautiful two-story townhome with 4 bedrooms, a backyard, and spacious rooms that give them plenty of space to grow and enjoy.

We were competing in a multiple offer situation. Even though our offer wasn’t the highest price, we had the best terms and the seller accepted our offer.
