September brought varying market conditions across our local communities.

Los Gatos and Campbell remained strong, with homes selling at 104% and 102% of list price, respectively, and a median of just 9 days on market.

Almaden and Blossom Valley saw homes selling at 99% of list price and taking slightly longer to sell.

The takeaway? Buyers are active, but market conditions vary by neighborhood. Strategic pricing, presentation, and marketing remain key to a successful sale.

Market Check for August 📈 🏡

Almaden ~ Blossom Valley ~ Campbell ~ Los Gatos

August remained active across our local markets, with homes generally selling quickly and sellers continuing to see strong results.

The big takeaway: despite buyers having more choices, well-positioned homes are still moving quickly. Across all four areas, the median time on market was 11–15 days, and median sale-to-list ratios ranged from 101% to 105%. Pricing, preparation and presentation continue to make a significant difference.
