Trying to make sense of the housing market this summer? Watch these three numbers. 📊 ⁣

1. Rates — the 30-year fixed is hovering in the mid-6% range, and most forecasters expect it to drift slightly lower through 2026. ⁣
2. Inventory — about 4.5 months of supply, the most balanced it's been in years. More homes means more choice and less pressure. ⁣
3. Prices — largely flat nationally for 2026, so you're not chasing a runaway market. ⁣

Put together, it's a calmer, more balanced market than the past few years — which tends to favor prepared buyers who know their budget. ⁣

If you're hoping to be settled before the new school year, summer is your window — and the calendar moves faster than most families expect. 📦 ⁣

A rough timeline that keeps things low-stress: ⁣

- Now–early summer: Get pre-approved and start touring. Knowing your budget first makes every other step easier. ⁣
- Mid-summer: Have your offer in and inspection done. Closings often take 30–45 days, so this is the sweet spot for an August move. ⁣
- Late summer: Closing, movers, utilities, and address changes — with a little breathing room before the first day of school. ⁣

The families who start early get the most choice and the least stress. Leaving it to the last minute usually means rushing the biggest decision of the year. ⁣

Summer edition 🏊 Would you rather… ⁣

🅰️ A home WITH a pool — instant staycation, great for entertaining, but more maintenance, insurance, and cost. ⁣

🅱️ A home WITHOUT a pool — lower upkeep, more usable yard, and budget freed up for other priorities. ⁣

There's no wrong answer — it comes down to how you'd actually live in space. A pool is a dream for one family and a deal-breaker for another (and it doesn't always add the resale value people expect). ⁣

When the temperature climbs, so do your utility bills — but a few small moves now can keep your home comfortable and your costs down all summer. ☀️ ⁣

A handful of things make the biggest difference: ⁣
- Change your AC filter and book a quick tune-up — a clean system runs cheaper and lasts longer. ⁣
- Run ceiling fans counter-clockwise so you can nudge the thermostat up a couple degrees without noticing. ⁣
- Seal the easy leaks — weatherstrip doors and add a door sweep so you're not cooling the outdoors. ⁣
- Close blinds on the sunny side during the day; it's a free way to cut the heat load. ⁣

None of these take much time or money, but together they can save a real amount off your summer bills — and they keep big systems like your AC healthier for the long run. ⁣

The simplest ask in any home purchase is also the one buyers forget most: what physically stays with the house? 🏡 ⁣

A lot is negotiable — appliances, window treatments, the mounted TVs, the washer and dryer, sometimes even furniture. The law draws a line between fixtures (generally included) and personal property (generally not), and that line is exactly where a quick ask can pay off. ⁣

One rule above all: get every extra written into the contract. A friendly "sure, we'll leave the fridge" means nothing if it isn't on paper. And if there's something you want — ask. The worst answer you'll get is no. ⁣

The highest offer doesn't always win. Sometimes the most flexible one does. ⏳ ⁣

To a seller, time can be worth as much as money. If they need a few extra weeks before they move, offering a rent-back can make your offer the one they accept — even over a higher bid. If they need to close fast and you can deliver, that's leverage too. ⁣

That's the trade: give the seller the timeline they need, and you'll often get the terms you want in return — the closing date, the possession date, the contingencies, even how your earnest money is structured. None of it costs you a dollar more. ⁣

What if the home inspection wasn't just a hurdle to clear — but a second chance to negotiate? 🔍 ⁣

That's exactly what it is. Almost any inspection turns up something worth addressing, and when it does, you've got options: ask the seller to make the repairs, or take a credit and handle the work yourself. The credit is often the cleaner win — you control the contractor, the timeline, and the quality. ⁣

Focus on what actually matters — health, safety, and big-ticket systems like the roof, HVAC, and foundation — and treat the report as a planning tool, not just a bargaining chip. ⁣

Here's a number most buyers don't know: about 44% of sellers recently gave buyers a concession — close to the highest share on record. 💰 ⁣

A concession is money the seller credits toward your closing costs instead of cutting the price, which lowers the cash you bring on closing day. There's another lever too: a rate buydown, where the seller pays to lower your mortgage rate. Take $10,000 off the price and your payment barely moves — put that same $10,000 toward your rate and you feel it every month. ⁣

Same money out of the seller's pocket. A much bigger result in yours. ⁣

Most buyers think negotiating a Silicon Valley home comes down to one number: the list price. In reality, that's only a fraction of what's actually on the table. 🏡 ⁣
While the South Bay remains incredibly resilient, the market has shifted. Right now, roughly 27% to 28% of San Jose homes are selling below their original list price—giving buyers a level of leverage we haven't seen in years. ⁣
With local median prices around $1.45M, the biggest financial wins right now aren't just in shaving a bit off the price. They are found in the terms underneath the contract: ⁣
💰 Seller Credits & Fee Shifts: Getting the seller to cover your closing costs (which average 2–4% here). In San Jose, you can also strategically negotiate who covers the specific $3.30 per $1,000 city transfer tax to keep cash in your pocket. ⁣
📉 Rate Buydowns: Asking the seller to buy down your mortgage interest rate. At South Bay loan amounts, a seller credit applied to a rate buydown saves you hundreds more every month than a standard flat price cut. ⁣
🛠️ Inspection Credits: Securing a dollar-for-dollar credit based on the pre-sale reports so you can control the contractors and the timeline after close, rather than relying on a rushed seller fix. ⁣
📆 The "Free" Levers: Offering a flexible seller rent-back (30–60 days) to match their moving timeline. Cooperating on time is often the exact leverage you need to get the financial concessions you want. ⁣
The buyers who come out ahead in this market aren't just the ones who push hardest on price. They’re the ones who know exactly which levers to pull. ⁣
If you're looking to buy in the South Bay this season, let’s map out a strategy that protects your cash and lowers your monthly payment before we ever write an offer. DM me to chat! ⁣

Celebrating freedom, gratitude, and the true meaning of "home" this 4th of July!❤️

Looking back on this Spring season, my heart is incredibly full. Real estate is about so much more than transactions; it’s about community, faith, and family. This season, I was blessed with two unforgettable opportunities:

🏡 Helping long-time, dear friends The Rodriguez purchase their beautiful new home.
🙏 Assisting The Dominican Sisters of Mary Immaculate Province in securing their new "St. Pier Giorgio Frassati Convent" in San Jose.

As usual, this summer, I would love to continue this momentum and help you or someone you know with their real estate needs. Please let me know who I can help achieve their goals next! ✨
