In this video, I break down the official timeline of 100% Bonus Depreciation in the U.S. and explain the 3 major phases:

1) TCJA (Tax Cuts and Jobs Act) – 100% Bonus Depreciation was first introduced
2) Phase-out schedule – gradually reduced from 2023 to 2027
3) OBBBA (One Big Beautiful Bill Act, 2025) – restored and made permanent again

What is 100% Bonus Depreciation?

In this video, I explain 100% Bonus Depreciation in plain English — what it is, how it works, and why it has become such an important tax concept for real estate investors and business owners.

Rather than spreading depreciation over many years, 100% Bonus Depreciation allows certain qualifying assets to be fully deducted in the year they are placed in service. This can significantly impact tax planning and cash flow, especially for investment and commercial real estate.
