There is an important meeting on Monday regarding State mandated rules that cities must meet for zoning of Accessory Dwelling Units (Rentable Guest Houses).

Most of Japan Town and the area around downtown is zoned R-M. Apparently the city has not made any decisions whether they will allow Single family homes on a R-M zoned lot to build a guesthouse under the State Rules (which make it actually feasible).

We desperately need more affordable housing downtown that has access to public transit, including the light rail.

I've emailed the person in charge of next Monday's meeting and she said that they have not made any decisions yet whether to include the ADU's discussed below on RM. She said that the opinions expressed by homeowners at the meeting would be considered when making these rules. If you ever want to build a second unit, or even for resale purposes, having RM properties included in the new rules will make it possible.

The new ADU rules make it much easier to build a rental cottage on a property. Currently, I believe the rear setback for R-M is 25 feet which makes it nearly impossible to include a rental guest house without enriching on the primary residence. The new rules are stated in the links below.

The California Earthquake Authority is offering up to $3000 rebate on earthquake retrofitting (bolting) older homes in certain zip codes (San Jose did not make the list). Very limited number of rebates available but they are taking applications for the next month. Here is the link:
