It's World Cancer Day...

It's World Cancer Day. As one of an ever-growing number of survivors, I am grateful for all the research done in the last several decades to develop treatments and cures. Leukemia used to be a death sentence. Now I an 9.5 years with no detectable cancer!

To celebrate that, I am honored to join the The Leukemia & Lymphoma Society in the Visionaries of the Year campaign. From late March through June 1, I and the other candidates across the country will be raising funds to support LLS' three mission pillars - Research, Patient Support, and Advocacy. A friend asked opined that banks are purposely sitting on foreclosed properties to drive prices up by restricting supply. So I did a quick search for "REO" aka "bank owned" properties in the four counties Brady and Son's works in: Santa Clara, Santa Cruz, Monterey, and San Benito. According to Census data, in 2022 there were a combined 1.404 million housing units occupied in those four counties. According to data available to me, and presented in the graphic, only 184, or 0.013%, of those housing units are bank owned. This reduction in supply is insignificant compared tot he demand - these units are not driving prices up.

Perhaps of more concern, of 700 "distressed" properties I have been tracking since late November (distressed meaning in default or subject to auction), 20 properties, or 2.9%, have been sold. Among them, 5 properties are now among those 184 REOs. The data is difficult to mine to tell if the others were private party sales or purchases at foreclosure auction.

On the plus side, 117 have been able to catch up on their mortgage payments and get out of the "distressed" category! Good job to those homeowners!
