The Bay Area is telling two stories right now — and Santa Clara County is caught in the middle. 👀

📉 Median SFH price: $1,950,000 — down 9% from $1,950,000... wait, down 9% YoY ($1,950,000 vs. $2,100,000 last June)
🏘️ 835 single-family homes closed — right in line with typical years
📦 Inventory: 1,773 active listings, just 2.1 months of supply — sellers still hold the advantage
💰 Homes are still selling at 101% of asking — well-priced listings are moving
⏱️ Days on market: 27 for SFH, 46 for condos — both a touch slower than last June
🏢 Condos are softening more: median down 12% YoY to $661,500
Why the pullback? Bay Area tech companies have cut 58,000 jobs so far in 2026, and mortgage rates are holding in the mid-6s (6.58% today). That combo is putting real pressure on move-up and first-time buyers here — even while San Francisco and the Peninsula are seeing record bidding wars fueled by AI wealth. 🤖
