Why waiting for the Fed to cut rates before buying is the wrong move.
1. The Fed is likely to only cut Fed Funds rate by a quarter, not by a half.
2. The bond market already reacts to fed policy before action.
3. Mortgage rates are driven by bonds, the 10 yr T-Bill is the benchmark, bonds react to broad economic factors (tariffs, inflation, unemployment, tech reports, housing starts and more).
4. The LAST 3 TIMES, last year, when the Fed cut short term rates, Mortgage rates went UP. Bond prices went down, yield, RATES went UP.

"Trigger Leads" After the Senate passed S. 1467, the House of Representatives has passed H.R. 2808 The Homebuyers Protection Act which looks to stop credit reporting agencies sell prospective homebuyers’ contact info to third-party mortgage brokers, lenders and other businesses following a credit check. With some variations beween the 2 bills, there will be some amendments needed before final approval and going to the President for signature.
