When we bought our first home in the East Bay, my husband and I were beyond excited. We had saved up and felt ready, convinced we knew exactly what we were doing.

Looking back, however, there are a few things I would do differently.

First, I would hire an agent I truly trusted from the very beginning.

I needed someone to sit us down, explain the entire process, and act as a genuine advocate in our corner. Instead, we tried to handle it ourselves and ended up hiring the listing agent.

That was a disaster.

He didn’t know which side he wanted to be on, and we felt the lack of true representation every step of the way.

Second—and I want every buyer to hear this—be careful with automated tour requests.

We requested tours through Redfin, thinking they were simply sending someone to open the door.
In reality, those agents are assigned to represent you, and they only get paid if you buy the house. If you aren’t planning to work with a portal’s agent, please don’t request tours through them. It’s important to respect their time and professional role.

Third, nobody warned us about the supplemental tax. While we had budgeted for standard property taxes, we were blindsided by the supplemental tax bill that arrived after closing.

This is a one- or two-time bill based on the difference between the seller’s old assessed value and your new purchase price. In the East Bay, this can amount to thousands of dollars. We simply weren’t prepared for it.

Today, I am a real estate agent helping families navigate this process every day. I still remember exactly how it felt to sit at that closing table not fully understanding what I was signing.

Buyers get pre-approved for $1.2M… or they think they qualify for $1.2M
and only look at homes priced at $1.2M.

That sounds logical.
But in markets like Fremont and Newark — it’s completely wrong.

Because that price you see?

It’s not the real price.
