We just helped the most lovely young home buyers close on their first home and couldn’t be more excited for them. Luckily this story had a happy ending but it wasn’t without it’s challenges along the way. 

These buyers had a tight budget and a VA loan, which can present some challenges in a competitive market (we love helping veterans become homeowners!). 

The first obstacle was that they were working with a lender that was charging way too much. In fact, by introducing them to another lender to shop rates, they were able to cut their rate by almost half a percent and increase their budget by $50k. That was huge in helping them get the house they wanted. 

Once they got their offer accepted on a newly remodeled home, we brought in specialized inspectors to check it out. Unfortunately, within the first two minutes of the inspection, we found a completely broken sewer lateral under the house (Hot Tip: Always get a sewer lateral inspection and make sure they start from the back of the house, not only checking the connection at the street.) The house is a slab on grade foundation so this was not going to be an easy fix but we were able to negotiate with the seller to make the repair before closing. This was a huge win for our buyers who were not bringing a lot of cash to the table and wouldn’t have had the knowledge or money to make the required repair. 

We do need to give a shout-out to the seller and great agent on the other side. With their collaboration and clear communication, we were able to stay on schedule with a very short 17 day close. It takes teamwork, especially when things happen (and something always happens)!

Our buyers are thrilled to move into their new home without any work needing to be done. And that doesn’t even take into account the fact that they got into this home for $35k under the appraised value.
