😊 Some sales end up meaning a little more. 🦮

We started as neighbors—just a wave and a smile—then reconnected when someone tried to fraudulently sell her property (yes, really).

About a year later, she decided she was ready to let it go. She knew land in Los Osos can be a slow, uncertain market, and her goal was simple: just get back what she put into it.

Along the way, we navigated meetings with Public Works and the County together so she always had someone in her corner.

And after digging into the comps, I recommended a list price I felt confident would position her well. She wasn’t totally convinced—but trusted the process.

We saw strong interest even during Coming Soon… and the first day on market brought an offer just over asking—about double what she had hoped for.

Safe to say—she was surprised. And really grateful. 💫

The best part? What started as neighbors turned into a genuine friendship—sharing produce, stopping to chat when we pass by on our walks, and dogs that now expect to see each other.

📣 Seeing a home is a privilege, not a given. ✌🏼

When I ask a buyer’s agent for a pre-approval or proof of funds before a showing, I’m not being difficult. My sellers are prepping the house, wrangling the dog, and clearing out for strangers — they’d like a small sign the buyer is actually, you know… A BUYER.

I heard, “that’s not convenient” this week from an agent. Respectfully — you’ll need that paperwork the moment you write an offer anyway.

“Inconvenience” yourself now to convenience ALL of us later. 😉

☀️ Your last-minute escape from SLO. 🚘

No long drive. No overthinking. Just quiet mornings, desert air, poolside napping, maybe a game or two, and a reset that actually feels like one.

is one of those places you go once… and then start checking your calendar for when you can go back. We’re three times and counting.

One cat.
20 miles.
11 months.

Everyone thought he was gone.

They had done everything right — kept him inside for 2 months after moving, then slowly let him explore.

Then… he disappeared.
They grieved him. Assumed the worst. 💔

11 months later: the old neighbor sends photos… and a video.

There he is.

Hunting in the hills behind their OLD house.

Same cat?

A house cat somehow traveled 20 MILES — through open land, predators, traffic, who knows what else — and lived.

So now comes the impossible question:

Bring him home and keep him inside?
Leave him where he clearly knows how to survive… and grieve the loss?
Visit sometimes and leave little tokens of love?
Open your heart to a new kitty?

Meet prep went exactly as planned, thanks to prime coaching from . No hip pain. Continual building. Patience. Consistency. Trusting. Putting the reps in and following the course.

More in the tank for squat and deadlift but hit top attempts and stoked on how it felt. Next option for bench was 127 thanks to kilos vs. lbs, but I’ve failed 125 twice in training so we played it conservative and still PR’d. Still chasing that body weight bench. I’ll get there.

Much less nerves for my second meet - more thrilling and personal. A real honor to do this with by my side - perhaps more rewarding than the work itself. I love you, bud.

Many, many kudos to the greatest handlers ( & cody) who made the day so smooth.

Thanks for all the cheers, especially my fam. I felt it - it fueled me. 🫶🏼 🖇️
