It increases transparency by mandating that sellers disclose known property defects and provide a certified home inspection report. The law also extends the due diligence period from 10 to 20 days for inspections and appraisals and allows 30 days for buyers to secure financing without risking their deposit. Additionally, buyers have the right to cancel within the due diligence period and receive a full refund without penalty. To protect against bidding wars, sellers are required to disclose multiple offers, ensuring a fair opportunity for all buyers. Recently, a new mortgage guideline change has opened up an exciting opportunity allowing you to house hack.” With just $60,000, you can now purchase a $1.2 million multi-unit home. This allows you to rent out the other units in the property, making your monthly mortgage payment less than $2,000.

Let’s consider a real example: a $1.2 million four-unit home. Previously, you would have needed a 25% down payment ($300,000) for a conventional loan or a 30% down payment ($360,000) for an FHA loan. Now, you only need a 5% down payment, which is $60,000. Your estimated monthly mortgage payment will be approximately $9,800. By subtracting the rental income ($8,100) from your total housing expense ($9,800), you’re left with just under $2,000 a month.

Over the next 10 years, the central coast is projected to have an annual appreciation rate of 6%. Your $1.2 million dollar property will be worth $2,150,000.
