It was a tiny home in a marginal area. Over the years I have made additional real estate investments, often purchasing homes that were less than beautiful. Some houses were held as rental properties; others were refurbished and sold. These investment endeavors have taught me many things, both about construction and human nature. rience has given me the ability to envision a home in its most marketable state, to estimate the cost to achieve the vision, and to determine what improvements yield returns beyond investment. This ability can be beneficial to both buyers and sellers, as few homes are perfect. As a real estate professional I work very hard to represent my clients, to support their needs and wants, and to provide a level of service beyond their expectations. I have a high level of energy, an enthusiastic attitude, and a good deal of endurance (required more often than you might think). The house and landscaping work are almost done - just a few tiny projects left. We have lived here for about six weeks now and the house is getting comfortable. We are generating all of the net power we use (house is all electric) and are able to capture enough roof water from rain and fog to water the plantings (at least till summer, then we'll have to see how it goes). The stained glass that you see in front of the outdoor shower was one of the few things that we saved from the old house.

Here is the exterior photo of the house from this afternoon. All of the concrete work is complete. The driveway is still curing and we can't drive on it (think of potential delivery trucks - NO) for several more days. Note the temporary power pole on the left hand side. PG&E has been stalling, not returning phone calls, etc. Finally we have a promise to have a main line connection on/before September 7th. Meanwhile, there is still quite a bit of work to do - more shelving units, hardware installation, appliance installation, and paint work inside. On the outside there are steps, the front deck, gutters, fencing. Steve and I have started cleaning, harder to do when there is no power for a vacuum.

Yesterday we poured the concrete for the back patio. It looks really nice - very skilled workers. Today we heard from the City of Morro Bay that they are "disapproving" planned work that they approved before. Apparently they can do this and it's going to cost us $10K or more. We are very unhappy and feel that we have not been treated fairly.

Today we hit over 400 residential units on the market in San Luis Obispo County. This is the first time inventory has been that high since December. And December was a time when the market was totally in the trough and nothing was selling. But now, we have still very low inventory - 2 months of inventory on the market (and 3-5 is considered "normal"). Note that in the higher price ranges, over $1.5M, the market is much slower and we have 5+ months of inventory on the market. So the competition between buyers is in the mid to lower price ranges.

This week started slowly. On Monday and Tuesday we had three guys working. They installed closet systems (that came custom cut in 27 boxes) in six different closets. I don't think I took photos. Wednesday afternoon around 3:30 we received many boxes of flooring for installation. Today the floor is being installed, the garage doors are going on. There's a new sewer lateral pipe (green) and the street is being cut to install the new water line. Progress! I'll go over later and pick up and cut up the flooring boxes for recycle. That is a skill that I have - not so good with a saw particularly.

See the new kitchen backsplash tile. Looks great - right? This is the only progress that our contractor made all of last week. Most days there was no one working at the house. And there is lots to be done. We need the front yard graded. We need a sewer lateral. We don't have any plumbing hooked up and there's still electrical work to do. There is no finish flooring, no baseboards, and doors and hardware are not installed. We are very disappointed.

Many weeks later the roof panels have finally been installed. The roofers have been very cavalier with our schedule. Not only did they not do their own work in a timely manner, but they prevented anyone else from doing any outside work. Their panels blocked the way for grading work and the sewer lateral. But, meanwhile, we were able to do some inside work. You can see cabinets and counters in the photo.

The construction continues - with hiccups. You can see that the tile has been delivered and the walls prepped in the hall bath for "mud". Well, the timing was terrible. Tile mud is a cement product and cement products require water to mix them up. Seems that our water main broke the day before. So the tile workers and Steve and I were carting 3 gallon water buckets over so that the work could be done. Meanwhile the plumber did an improvised fix on the water main.

We closed on our sale a 210 Andros in Morro Bay on Monday. Sale price was $1.3M and the buyers paid cash. It was a long ride for us in an ever changing market. We came on the market in October 2022 in a dying market. We were on the market for 5 months, received two written offers, a couple of ridiculous verbal offers, and had relatively few showings until mid February, when the market started recovering. On closing day we were unable to deposit the proceeds due to administrative inconsistencies between the name on the wire and the name on our account. But Orah deVroede of Fidelity Title and Steve English of Merrill Lynch saved the day and now we are done!
