Real estate school taught me the rules, the numbers, the contracts, and the technical side of the business. 📝

But serving my clients has taught me something just as important: real estate is about the people.

It’s learning when to be patient, when to think outside the box, when to dig a little deeper, and when to simply listen.

It’s understanding that there’s rarely a one-size-fits-all answer.

Every client has different goals, circumstances, priorities, and timelines—and my job is to meet them where they are and help them navigate what comes next.

I’m grateful for every client who has taught me something I could never have learned in a classroom.

Wait… my first payment wouldn’t be till January? How does that work? 🤔

Yep! Since you prepay interest at closing, your loan doesn’t start accruing toward a real payment until the following month.

Example: Close November 5th → prepaid interest covers Nov 5th–30th → December is your first full month in the home, but you don’t actually pay until January 1st.

Which means you could be hosting Thanksgiving in your own kitchen, pumpkins from the farmers market out, family walking through your own front door — all before that first payment is even due. 🙌🏻

Real estate is hyper-local. What’s happening here on the Central Coast can vary city by city. What we’re seeing in the San Luis Obispo market may look very different from what’s happening in Paso Robles, Arroyo Grande, Nipomo, or along the coast.

Right now I’m seeing:

• Motivated buyers still active
• Well-priced homes moving quickly
• Overpriced listings sitting longer
• More negotiation opportunities in some cases

For buyers: opportunity still exists.
For sellers: pricing and preparation matter more than ever.
