Whenever I speak at an event like this, I almost always make it a point to explain that the market is never one-size-fits-all.

A first-time buyer, a seller, a move-up buyer, and a downsizer can all be looking at the same market and having a completely different experience.

Your goal changes what matters, what opportunities stand out, and what the right move looks like.

That’s why “good market” or “bad market” is rarely the whole story.

Nobody wants surprises when they’re halfway up a rock face.

The same goes for buying a home.

That’s why there’s a due diligence process.

Inspections, disclosures, estimates, lender conversations, and other pieces of information help us understand what we know, what we don’t, and what it could mean financially.

The more information you have, the easier it is to make a confident decision.

What’s one spot around San Marcos you hope never changes?

Could be a restaurant, shop, hangout, or just a part of town that feels like San Marcos to you.

I want to hear yours 👇

My first date with my wife was at Fish House Veracruz.

Back then, Restaurant Row felt like part of San Marcos itself. You went there to eat, meet people, celebrate things, and somehow everyone had a story tied to that stretch.

Years later, the crowds faded and the restaurants disappeared.

Now The Row is taking its place.

In this video, I break down what’s coming next and why this project feels like a real turning point for San Marcos.

Came across this picture with the whole family together, and it’s a pretty good reminder of what we actually see when we look at a home.

Birthdays, holidays, family gatherings, renovations, and years of memories.

A buyer sees something different.

They’re comparing price, condition, location, layout, and value against every other option available.

That’s why, once you decide to sell, separating what the home means to you from how a buyer sees it becomes so important.

Summer has a way of filling up with days like this, but once it starts winding down, the real estate market usually shifts a little too.

The buyers and sellers who are still out there tend to get more serious.

That can be good for some people and tricky for others.

If you could move right now, would you? Or is there something that would hold you back?

The rate? The rate you already have? Something else entirely?

Everyone seems to have advice when you’re buying a house, and most of it comes from a good place.

But your friend’s recent purchase and your stepdad’s inspection nightmare may have nothing to do with your situation.

Sometimes you have to filter out the noise and trust your realtor to help you focus on the facts in front of you.

There’s a difference between a house that needs updating and one that needs major repairs.

Paint, flooring, and fixtures may take time and effort. A roof, foundation, electrical system, or HVAC replacement can significantly affect your budget and timeline.

Either one could still be a good purchase, but you need to understand what you’re taking on before making an offer.

Starting with a higher price just to test the market can sometimes work against you.

If buyers don’t respond during the first couple of weeks, the listing can lose momentum and the days on market begin adding up.

Pricing correctly from the start can attract more attention and urgency before buyers begin asking why the home hasn’t sold.
