The biggest mistake you can make when selling your home in San Diego is:
Pricing your home too high!
This is a buyer’s market, due to lack of buyers.
With a lack of buyers, if you price your home too high, the odds of getting an offer quickly are extremely low.
Before you know it, a month passes and not only do you not have an offer, but you have no showings. Unfortunately, by this time, your home is already old news.
You know what you have to do, it’s time to give in to the market and cut the price to what you should have priced it at in the beginning.
Now buyers wonder, why is the house still on the market? Is something wrong with it? Your home still isn’t getting much traction, maybe a showing here and there, but no solid offers.
At this point, you’re 60–90 days on the market. Let’s look at things from a buyer’s perspective:
Your perfect buyer finally shows up, the one looking for a home just like yours. It checks all of their boxes! They’re sure to put in a full price offer right… right?
Would you put in a full price offer on a home that’s been on the market for over 45 days with a stale price? No, of course not, no one would. If someone else had offered that price by this point, you would have already taken it!
See, even if your perfect buyer shows up, you’re still getting less for your house than you would have if it were priced correctly right out of the gate. By pricing high you lose leverage.
So which pricing strategy is working in today’s market to get top dollar on your home?
Price your home at (or what I would suggest even slightly below) its current value, and couple this with strong digital and print marketing campaigns. Get all of the buyers who are actually in the market to come see your home and work toward getting multiple offers. Pit the multiple offers against each other to drive the price up.
