In hot markets such as Southern California, it is very hard (if not, impossible) to find properties that have reasonable prices with reasonable cash flows and cap rates. We do long term Triple Net Lease (NNN) properties, such as government & healthcare buildings, amongst other credit-quality tenants. Our relationships with key brokers, developers, and acquisitions teams give us a unique ability to source properties that are not publicly listed or advertised and to which few have access. Our experience has been that once a property hits the open market, it is no longer worthy of our attention as it has been bid up to levels less attractive to our investors.
