Confession: the recipe card is often my favorite part of the magazine I send out to clients each quarter.

For Labor Day, I tried the berry crisp recipe from the latest issue, and it was the perfect way to celebrate the unofficial end of summer. Fresh berries, warm crisp topping, and coffee on the patio while enjoying the holiday weekend.

As summer winds down, I'm trying to soak up every last bit of berry season before pumpkin everything takes over.

This one was fast!

Just 24 days from signing the listing agreement to closing escrow.

In those 24 days, we emptied the condo, cleaned it, completed inspections, professionally staged it, had the property photographed, launched marketing, hosted 3 open houses, accommodated 5 additional private showings, negotiated multiple offers, opened escrow, removed contingencies, and successfully closed.

I'm especially proud of this sale because the result didn't happen by accident.

When we brought this condo to market, no units had sold in the building for almost a year, and two other listings had been sitting on the market for months.

After just 7 days on the market, we received multiple offers. The seller chose an all-cash buyer at $32,000 over the asking price, and we closed escrow in just 8 days.

The difference wasn't luck. It was preparation.

I also personally attended every showing. I arrive early to open the blinds, turn on the lights, adjust the temperature, and make sure the home is welcoming before anyone walks through the door. Buyers shouldn't experience a dark, stuffy property.

This was a special one!
My clients were searching for a single-story home in a walkable Pasadena neighborhood, near shops and restaurants but also wanted something with true character—something that felt special.
