CATSPAW CAPE, CORONADO CA - A prized location on the Silver Strand, was a 1,549 sqft, 2 bedroom, 2 bath Single Family Residence on the water. The seller was over leveraged, but the property was not in a condition to be marketed. We offered the owners to purchase it as a lease option, meaning that we bought the property and let them lease it for one year to give them a chance to get their finances back in order. They then had the option to repurchase their own house back. In the end, they chose to move on with the money we had paid them that let them cover their debts and star a new. We converted an office to add an additional bedroom, upgraded the kitchen and bathrooms and got the rights to a boat dock reinstated right outside the backyard making this a boater's paradise with access to the harbor and the Pacific Ocean.

This was a lease option where we bought the property and let the seller lease the property with an option to buy it back within 12 months while they got their finances in order. In the end, the seller did not execute the option, we did a few improvements and sold the property.
