The Migrations Continue.

The mass migrations of 2020 were still in effect for much of 2021, except partly in reverse. Whereas in 2020, people were fleeing densely packed cities and pandemic hotspots to small-town hidden gems, suburbs, and popular second-home destinations, people returned to cities in 2021. Other buyers were also making moves to small and midsized cities with more affordable home prices and reasonable commuting distances to major employment centers.

Do Not Judge a Book by Its Cover.

Pictures are worth a thousand words, but if a home comes on the market in the area you are looking for and the pictures do not look great, do not dismiss it right out of the gate. It could be much better or worse than you thought, but by declining to see it, you may have missed an opportunity. Those bad photos may work in your favor. If there are no pictures at all, however, then you can probably skip it unless you are interested in purchasing a lot.

If you want to buy a charming little house near a business district and turn the front parlor into a candle store, you need to know if the city will allow it. Typically, an experienced real estate agent is familiar enough with local zoning ordinances to make sure you don't buy the wrong house.

By the same token, if you want to build a fence in the backyard or add a bedroom, an agent should be able to make sure you're buying a property where the city allows it. Also, some cities may require expensive upgrades on older properties when they sell. For example, if a house isn't connected to the city's sewer system, and a buyer will be required to spend tens of thousands of dollars to connect the property, the real estate agent will make sure that requirement is disclosed before the deal goes very far.

Successful Home Buying Tip for 2022:

Have Your Pre-Qualification Letter Ready To Go With a Lender.

When an offer is submitted, a pre-qualification letter will need to be submitted with it for the property. This is a one-page sheet that lenders can draw up quickly; make sure your lender can do this on weekends based on the initial information you submit. If you have done a pre-approval, which is a bit more personal and includes financial information, your lender may say you can waive the third-party financing contingency, which is a plus for the seller.
