🔥 Important Update for Marin Homeowners: New "Zone 0" Wildfire Safety Regulations Approved 🔥
The California Board of Forestry and Fire Protection has officially approved the final draft for Zone 0 Defensible Space Regulations—focusing specifically on the critical first 5 feet around homes where structures are most vulnerable to ember ignition.
Here is what MAR members, clients, and homeowners need to know:
📍 Where Does This Apply?
This policy applies to properties located in the State Responsibility Area (SRA) and Very High Fire Hazard Severity Zones in Local Responsibility Areas (LRA).
🏡 What Is Required in Zone 0 (0–5 Feet)?
Combustible Material: Removal of bark mulch, dead leaves, firewood, and wood chips within 5 feet of the structure (including clearing roofs and gutters).
Eave Safety Zone: A non-combustible buffer directly next to the home and under eaves.
Vegetation & Trees: Well-maintained succulents, lawns, and non-woody flowers are allowed. Trees are permitted but must have lower limbs pruned and branches trimmed 5 ft away from roofs and 10 ft from chimneys.
Fences & Sheds: A 5-foot non-combustible barrier (like a metal gate) where fences attach to a home. Sheds within Zone 0 must have non-combustible walls/roofs.
⏳ 5-Year Phased Implementation (Education First, Not Penalties):
New Construction: Applies immediately upon final state publishing.
Phase 1 (First 3 Years for Existing Homes): Clear ground combustibles, dead vegetation, and gutters.
Phase 2 (Within 5 Years for Existing Homes): Complete under-eave safety zones, attached fence/gate modifications, and shed updates.
Local agencies also have the flexibility to adjust options or establish local standards tailored to their specific terrain.
