San Rafael vs. Novato: Which one is more underrated? 👀

Both cities have some fantastic neighborhoods, but if Corey had to pick one, he’d give the title to Novato.

From Pleasant Valley and Marin Country Club to waterfront living in Bel Marin Keys, Novato has a lot going for it - and it may not get the attention it deserves.

San Rafael is definitely a strong contender, though!

What’s your pick? San Rafael or Novato?

A renovated waterfront home in Marin County under $1.7M, does that even exist? It does, and I just found it in Bel Marin Keys.

This one caught my eye because of how much has already been done: updated kitchen and bathrooms, a brand-new roof, and an open floor plan built for indoor-outdoor living. Add in south-facing water views, sun all day long, and your own private boat dock, and you've got the kind of Marin lifestyle most buyers assume is out of reach.

My favorite detail? Waking up to water views right from the primary suite.

If waterfront living in Marin has been on your radar, this one deserves a look. Send me a PM and I'll get you the details.

This home is a perfect example of why there is no one-size-fits-all approach to selling real estate.

Before bringing 32 Oak View Ct to market, we spent months evaluating every decision. We took on a significant renovation to bring the home back to life, not because renovations are always the answer, but because, for this property, at this price point, in this market, it was the strategy that offered the greatest return.

Every home is different. Every seller has different goals. Every market cycle creates different opportunities.

When we’re preparing a property for sale, we look at everything through the lens of ROI. We consider the home’s condition, price point, buyer profile, current market strength, and even timing. Sometimes the best decision is investing in meaningful improvements. Other times, it makes more sense to do less, capitalize on a stronger seasonal market, and let timing do more of the heavy lifting.

We also identify potential deal-breakers before buyers ever walk through the door. Eliminating concerns early can create stronger first impressions, more confident offers, and a smoother transaction from start to finish.

The strategy should always fit the property, not the other way around.

If you’ve been wondering what your home needs before selling, I’d be happy to help you make informed decisions based on your goals, your timeline, and today’s market. Whether your home is move-in ready or needs significant work, we’ll build a plan designed to maximize your value and make the selling process as smooth as possible.

OFF-MARKET CLIENT WIN | 2 Cecilia Court, Tiburon

Another special Client Win in the books!

Congratulations to our buyers on securing this incredible off-market home in one of Southern Marin’s most sought-after neighborhoods. With a baby on the way and an exciting move from San Francisco to Marin, the timing couldn’t have been better.

This transaction is a great reminder that in today’s incredibly competitive Marin County real estate market, success often happens long before a home ever hits the MLS. Southern Marin is particularly hot right now!

Through our trusted Realtor network, Michael Belluomini and Corey Robinson were able to identify this opportunity before it reached the public market. By getting ahead of the process, completing much of our due diligence early, and answering key questions up front, we were able to submit a clean, competitive offer that gave the sellers confidence. The result? Our clients secured the home under the asking price with a quick close, a true win in today’s market.

The home checked every box they were looking for: expansive living spaces, a level yard, panoramic views of the Bay, Angel Island, Belvedere and Mount Tamalpais, a beautifully updated chef’s kitchen, and an incredible floor plan that’s perfect for growing into their next chapter.

Helping clients navigate opportunities like this is exactly why relationships matter in real estate. Being connected, proactive, and prepared can make all the difference.

It was an absolute pleasure representing these buyers and helping them begin this exciting new chapter in Marin.

A special thank you to Rachel Percival and Alexandra Cowley for a smooth and professional transaction on the listing side.

Congratulations again to our wonderful clients. We can’t wait to see you make this house your home!

Some buyers prioritize privacy.
Others want a cul-de-sac location.
For many, a main-level primary suite is a must.
Some won’t compromise on a level yard.
And for others, it’s all about the views.
The best part?
You don’t have to choose.
This home has it all.

✔ Private hilltop setting
✔ End-of-cul-de-sac location
✔ Main-level primary suite
✔ Spacious level backyard
✔ Sweeping Mount Burdell views
✔ Panoramic vistas across Ignacio Valley
✔ First time ever on the market

Designed and built by its original engineer-owner, who personally selected the homesite for its privacy and outlook, this is one of Novato’s most special properties.

Comment DREAM HOME and I’ll send you all the details.

Tales from the Trenches: The Lease Buyout Deal

My sellers needed to move due to health changes. One problem: they had just signed a 2-year lease with tenants. Most agents would have said, "Let's wait it out." We didn't.

Through Top Agent Network, we found a buyer. That opened the door to a full lease buyout negotiation, timing coordination between buyers, tenants, and sellers, and eventually a real estate attorney drafting a formal lease addendum.

It was complex. It took patience. It took collaboration. And it got done.
I'm still learning with every transaction, and I love that. It keeps me sharp for my clients.

Who you work with truly matters. If you want an experienced, connected, problem-solving agent in your corner, give me a call.

🏠 Marin County Home Feature Rankings, tier-list edition.

After touring countless homes with buyers, here’s how I’d rank some of the most important features:
🅢 S-Tier
• Parking
• Two-car garage
• Outdoor patio
🅐 A-Tier
• Views
🅑 B-Tier
• Central AC
• Updated kitchen
• Solar panels
🅒 C-Tier
• Swimming pool

A lot of buyers are surprised when I rank parking this high, but in many Marin neighborhoods, it’s a huge quality-of-life factor.

And outdoor living? That’s one of the biggest lifestyle perks of living here.
Now I want to hear from you, what feature is an absolute must-have for your dream home? Comment below 👇
