This is a good basic info article. Keep in mind every state, county, city, and neighborhood have there own statistics. Average sales prices going up often mean buyers are buying bigger houses, etc. Also, interest rates are lower than last year driving up buyer's ability to pay more, politics, disasters, and many things affect apparent values.
