Fannie Mae is making it easier to buy an income-earning home.

As of November 18, borrowers can place just 5% down on a two-, three- or four-unit property if they plan to live in the home. Previously, they would have had to pay up to 25% down!

The new down payment level applies to purchases made with a regular conventional loan, a HomeReady loan for low-income buyers, or a HomeStyle Renovation loan that combines purchase and rehab costs. The option is not available for high balance loans.
Purchasing a home that also provides rental income allows buyers to subsidize the costs of homeownership. It is a great way to get your clients started as property owners or to plan for future residual income.
