Think you missed the best time to sell because summer is ending? You may want to reconsider.
The weeks immediately after Labor Day can create an interesting opportunity for San Leandro homeowners. Buyers who paused during summer start looking again, families settle back into their routines and there may be fewer competing homes on the market.
That combination can mean something sellers care about: more attention with less competition.
If selling has been sitting in the back of your mind, you don’t necessarily have to wait for the spring rush.
I break down why September and early fall can be such a strategic selling window in my latest blog.

Sometimes the things that make you love where you live aren’t the big attractions. They’re the small weekly traditions.
The Castro Valley Farmers Market is a great example.
Fresh produce, local vendors, families, neighbors catching up and an easy reason to get outside all contribute to that community feel that’s hard to understand from a listing description alone.
If you already live in Castro Valley, it might be part of your routine.
If you’re thinking about moving here, it’s one of those places I recommend experiencing for yourself so you can get a feel for everyday life in the community.
I put together a quick guide to what to expect and why it’s worth a visit.

You found a San Leandro home you love and you are ready to submit an offer. Then the listing agent asks for proof of funds.
What exactly should you send?
Proof of funds helps confirm that you have the money needed for your down payment, closing costs or cash purchase. It gives the seller confidence that your offer is financially prepared and ready to move forward.
The best time to organize these documents is before you find the home, not while another buyer is competing for it.

Thinking about moving to Danville but still need to get into San Francisco for work?
The commute is definitely something you should understand before choosing a home, but a hybrid work schedule can completely change the equation. I break down driving, BART, timing and what you actually gain in exchange for the longer commute.
If Danville is on your list, this is worth reading before you start house hunting.

That condo or townhome may look perfect, but have you looked closely at the HOA?
The monthly dues are only part of the story. Before buying in an HOA community, you should understand what those dues cover, whether the reserves are healthy, whether special assessments could be coming and what restrictions may affect how you use your home.
If you're shopping for a home in San Leandro, these are questions worth asking before you remove your contingencies.

☕ Where do San Ramon locals actually go for coffee?
One thing I learned from living in both Gale Ranch and Windemere is that San Ramon doesn't really have one central “coffee district.” Instead, some of the best coffee experiences are tucked into different pockets of the city, from City Center Bishop Ranch to Crow Canyon and the neighborhood shopping centers locals visit every morning.
Whether you're meeting a friend, working remotely or grabbing something before school drop-off, I put together a guide to help you figure out where to start.
And yes, this one comes from actual mornings spent driving these streets with coffee in hand. ☕️

🏡 You received multiple offers on your home. Great news, right?
Absolutely.
But now comes the part that can make or break your sale.
The highest offer isn't automatically the strongest offer.
Financing, contingencies, earnest money, closing timelines and whether the buyer can actually perform all matter when deciding which offer gives you the best combination of price and certainty.
After more than two decades helping East Bay homeowners navigate sales, I've seen sellers focus on the number at the top of the page while overlooking the terms that ultimately determine whether the transaction actually closes.
If you're selling in San Leandro, here's what I want you to know before choosing your winning offer.

“My bank will give me a better rate.”
It sounds reasonable, especially when you have banked with the same institution for years. But does your relationship automatically guarantee the best mortgage offer?
Before making that assumption, compare the written loan estimates side by side. Look beyond the advertised interest rate and review the APR, points, lender fees, rate-lock terms and loan-program flexibility.
Your bank may have the better offer, but you deserve to make that decision using actual numbers, not a verbal promise.

You are reviewing your San Leandro disclosure package when you see checked boxes for flood zones, seismic hazards or nearby fault systems.
Should you panic?
Not necessarily.
A Natural Hazard Disclosure identifies whether a property falls within designated government hazard maps. It is not an inspection of the home and a checked box does not automatically mean the property has flooded, has foundation damage or is unsafe.
The report gives you information so you can ask the right questions, understand possible insurance requirements and make a confident decision before removing contingencies.

Buying a home in San Leandro? Do not wait until the final week before closing to investigate homeowners insurance.
A higher-than-expected premium can increase your monthly housing payment and may even affect your loan qualification. The home’s roof, electrical system, plumbing, claims history and estimated rebuilding cost can all influence the quote.
The best time to investigate insurance is during your inspection period, while you still have time to evaluate the property and your options.
