ATTN: CASH BUYERS !!

New real estate rule starting March 1, 2026 🏡

The U.S. Treasury’s Financial Crimes Enforcement Network (FinCEN) will require reporting on certain residential real estate transactions.

Key points:
• Applies to cash or non-traditional financing (no bank mortgage)
• Applies when the buyer is an LLC, corporation, or trust
• Closing attorneys/settlement agents will report ownership info to the federal government
• Designed to increase transparency and prevent money laundering

🏡 Did you know???

Last week, the New Hampshire House of Representatives tabled HB 1786.

Here’s what it would have done:
• Created a new assessment on residential properties valued over $1M
• Applied to homes NOT used as a primary residence for at least 183 days per year
• Revenue would have gone toward housing programs
In an unusual twist, the bill never even had a hearing due to a clerical error.

Two similar bills (HB 1580 and HB 1707), also aimed at taxing second homes, had already been voted down previously.

The NH Association of REALTORS® opposed these proposals, citing concerns about taxing identical properties differently based solely on usage — with little projected impact on housing inventory.

A new executive order aims to limit large institutional investors (Wall Street buyers) from buying up single-family homes — helping everyday buyers compete in today’s market.

💡 Why it matters:

Big investors can outbid families, making it harder to buy a home and driving prices up.

🔍 What the order does:

• Limits federal support for large investor purchases
• Prioritizes owner-occupants in certain sales
• Increases oversight of investor activity

🚫 What it doesn’t do:

• Doesn’t ban investors entirely
• Doesn’t force anyone to sell
• Won’t change prices overnight
