A friend sent me an article ranking the “30 fastest selling cities in Idaho.” (thanks Chad)❗

It was one of those typical “top 30” sort of lists that grabs your attention. It was fairly engaging and interesting. To someone who doesn’t know better, it was convincing, too. But far more importantly… for Sandpoint, it was wrong.😡
It was featured by a prominent real estate website, but probably written by AI🙄
Why do I bring this up here❓
Because I’ve had too many conversations that start with, “But Zillow said...”
Most real estate content today is designed to be catchy, clickable, and grab your attention, not to reflect what’s actually happening locally.

And to be fair, we all click on it. I do too.
Sites like Zillow, Redfin, Trulia, Realtor. com, and Homes. com compile massive amounts of data into clickbait stories.

They may occasionally be useful for a broad context, but good real estate decisions aren’t made with broad level stats and info.
Sandpoint doesn’t do what other markets do.

It’s easy to forget that. Here its more about seasonality, details and lifestyle.
Those public sites are ok starting points. But if you want truthful, accurate info that relates to your situation in north Idaho then you have to talk to someone who knows😀

It’s like going to WebMD instead of talking to an actual doctor who can run tests, check you out and give an accurate diagnosis.
If what you’re reading doesn’t match what you’re seeing locally, that’s usually where the best conversations start.

Like most things in real estate, the new idea of aa 50-year mortgage is causing arguments😖 But why?

No one argues about a 15 year or 30 year mortgage, so what makes this different❓

Simple. It’s new.
…and people love to argue about stuff.

So here’s the nutshell- a 50-year mortgage gives buyers a lower monthly payment, which means more people can actually qualify for a home loan. That’s a big win for a LOT of buyers.

Nay-sayers argue it traps people in debt longer. They’re not wrong… but it’s not a trap either.

Consider this…the majority of homeowners don’t stay in the same house for 30 years anymore. And if they do, they usually refinance at least once or twice. Every refinance or pull cash out, it typically resets the clock back to 30 years.

So lets say you bought a brand new home 20 years ago. Now it needs a new roof soon and the HVAC is wearing out, and you don’t have $35K lying around. So, you do what most people do… you pull equity and refinance. Boom! Another 30 years added. Because of this simple thing, plenty of folks already have 50-year mortgages without realizing it.

Here’s the catch though: if 50-year mortgages become common, MANY more buyers can suddenly afford homes again. That means higher demand… and when demand goes up, so do prices.

So is this really a fix for affordability? Is it just another political talking point? Maybe its a short-term patch that will drive prices even higher?

But it got me thinking... it’s about that point in the season when a lot of us forget to disconnect hoses until it’s too late❗

The USA isn’t perfect, but I’m still thankful to live somewhere people can choose the life they want, and go after it.

“Freedom” gets tossed around a little too loosely sometimes, but its that ability we take for granted to wake up in a place that we choose, to raise your family right, and move when life calls for something new.

Im grateful for this little place we call North Idaho and everyone I get to help make it home.

Nothing like sweeping berms and single-track through the trees at speed to clear the head 😀

I’m convinced most good ideas start when you give your mind permission to head in a different direction.

I’m also convinced that living in North Idaho is the real win💯

Some people grind 24/7 like it’s a badge of honor. Others act like life is one long vacation. I’m definitely somewhere in between.

I work hard and I take what I do seriously. But I also (try) to make time for the things that make life good like fly fishing, snowboarding, and just enjoying where I live.

It’s about building a life you actually like…. and that takes effort. I’m still figuring it out myself. Finding the balance between working hard and making space for what matters is worth it.

Most of the clients I work with are trying to do the same. A lot of them are moving here to create the life they want. Others are ready for something new… like selling and heading to a warmer climate, or just upsizing or downsizing (what I call right-sizing).

Whatever the case is for you, just make sure you’re making time to enjoy where you live.

Whats the point of putting in all the effort if you never go and enjoy it?
