As much as itās a slight inconvenience, I do relish that over the past few years I have had dozens of appraisers call me confirming details on a vacant land parcel I sold.
I had a friendly conversation with one, he called my sales price on the property and āenigmaā and said he hasnāt seen a similar one sell for more before or since š
a good reminder how hard I worked for that client, when all of the land brokers quoted him about 200k less and about double the commission (normal with land or commercial deals to charge more commission because theyāre so much more work).
Iām not a land broker, Iāll sell some parcels, but itās not what I would consider my area of expertise (like I would consider commercial and houses). It took several months to sell, but I marketed that property like crazy, and eventually we got it sold to an easy cash buyer with some creative marketing
Got to celebrate the wins, because there are many struggles and losses in this work too.
