This one is officially SOLD, and closing day was definitely bittersweet.

This property held years of memories for the family, and helping the heirs through the process of saying goodbye to a place that meant so much was something I didn’t take lightly.

Now, 5 beautiful acres, two living spaces, a shop, gardens and all that wonderful North Idaho scenery are ready for a new family to make their own memories.

Some closings are about more than handing over the keys. They’re about closing one chapter with care and opening another with excitement.

🏡 Big news for Idaho homeowners!

That on July 1, 2026, Idaho’s new SB 1354 expands homeowners’ ability to add an Accessory Dwelling Unit (ADU)—creating more flexibility for multigenerational living, guests, or additional housing options. The law also limits certain local restrictions, including owner-occupancy requirements.

🏘️ Cities with 10,000+ residents must allow at least one ADU per residential lot
🔑 No owner-occupancy requirement — owners don’t have to live in the main home or ADU
✅ Qualifying ADUs receive administrative approval rather than lengthy public hearings
📐 Cities cannot set the maximum ADU size below 1,000 sq. ft. or 75% of the main home
🚗 Cities generally cannot require additional off-street parking for an ADU
🏗️ ADUs still must comply with applicable local zoning and building codes
⏰ February 1, 2027: Cities must comply with the new law

This one feels a little different.

After many years of memories, this special property is officially PENDING. For the heirs, closing day will undoubtedly be a mix of happy and sad — saying goodbye to a place that holds so much family history while knowing it’s ready for its next chapter.

Real estate is about so much more than houses and acreage. Sometimes, it’s about helping families through big transitions, honoring what a property has meant to them, and finding the right buyer to carry it forward.

Dyno and I were talking today about just how much is happening around town—and honestly, there's something for everyone.

🎶 The Festival at Sandpoint is kicking off with incredible concerts under the stars.
🎸 Live music is happening all over town.
🍔 Great food, local events, and plenty of reasons to stay out a little later than planned.
