10 things I tell buyers to check during a home showing 👀🏡

It’s easy to get distracted by the pretty kitchen and staged furniture—but I want my buyers paying attention to how the home will actually live.

1. 📱 Check your cell service. Walk through different rooms and make sure your phone actually works.

2. 👂 Stop and listen. Road noise, barking dogs, neighbors, airplanes—notice what you hear when the house is quiet.

3. 🌡️ Notice the temperature. Are some rooms noticeably hotter or colder than others?

4. 🚪 Open the doors & windows. Make sure they open, close and lock properly.

5. 👃 Pay attention to smells. Musty, damp or unusual odors are worth investigating—not just covering up.

6. ☀️ Look at the natural light. Where does the sunlight hit? Think about how the home will feel throughout the day.

7. 🚿 Run more than one faucet. Check how the water pressure responds when multiple fixtures are running.

8. 🛁 Check bathrooms that aren’t used often. Look—and smell—for signs of moisture, plumbing issues or poor ventilation.

9. 📐 Pay attention to the flow. Imagine your furniture, your morning routine, groceries coming through the door and how you’ll actually use each space

10. ✨ Notice how you feel when you leave. The numbers matter. The inspection matters. But you also need to be able to picture yourself living there.

A showing isn’t just about deciding whether a house looks good. It’s about figuring out whether it works for your everyday life.
