Closed 🎉🔑

This Holladay home officially closed today, and it’s a nice step forward for this investor client. We’ve done several deals together, and this property sets him up perfectly as he starts to ramp things up heading into 2026 🚀

Like many of the opportunities we target, this one had multiple offers, which is the norm in these areas. That’s exactly why strategy matters! In competitive investor markets, the difference between getting a deal and getting nothing often comes down to how the offer is structured, not just the price.

Sending the wrong offer or having the wrong mindset doesn’t just mean losing one deal. It usually means losing most of them. Clean terms, smart positioning, and a competitive edge are what consistently win these opportunities while still protecting margins 💡

This deal is a little special for me. I’ve just recently started mentoring and training alongside my own business, and that’s given me the ability to expand just a bit outside of where I typically work! My main focus is on high end deals on the upper east side, but now we will be gaining more of a foothold across the rest of Salt Lake County 💪🏼

We were able to help a newer investor secure a great Salt Lake renovation opportunity - even with four competing offers on the table 👀 Strong strategy, clean terms, and a clear plan made all the difference, and we were able to lock it in with terms that worked in my client’s favor.

I’m still very hands-on and involved in every deal from start to finish! This just opens the door to helping a limited number of additional investors who are serious about doing things the right way.

Excited about this next chapter and what’s ahead.

Closing day on our newest project in Holladay! 🔑✨

We just bought this beautiful mid-century home and I’m so excited to start transforming it. It hit the market with multiple offers within the first day, and the sellers planned to wait through the week for even more 😑

Instead of letting competition build, we structured a creative offer that got it accepted *that same day*.

I already have so many ideas for what it’s going to become. Can’t wait to share the renovation journey with you all! 🛠️🏡

This Cottonwood Heights project is officially closed! My client recently started flipping and reached out for help finding their next deal, and we made it happen. 🙌
There are plenty of realtors out there, but when it comes to investing, you need someone who knows the numbers, the areas, and what actually makes a property a smart buy. That’s my lane… finding opportunities that perform, not just look good online.

Even though my world revolves around investment real estate, I will ALWAYS make time for my friends, family, and the people they care about 🖤

A very close friend of my close friend has been trying to buy a home for years. Between pricing and interest rates, they felt really discouraged and weren’t sure it would ever happen. But when you have a realtor like me in your corner, with creative solutions, investment-minded strategies, and a little shark energy 😉, things tend to fall into place.

I found them an amazing brand-new townhome that fit their budget perfectly, and made it even sweeter by helping them use the Utah HUD 20k new construction grant. Which means.. 👉They’re getting into their beautiful new home for literally $0 out of pocket! 🤯

And it gets better. It’s an end unit with tons of natural light, and it faces a huge park. Truly the perfect beginning to their homeownership journey. 🏡✨

Helping someone purchase their very first home will always hit different. I’m so grateful I got to be part of this moment. ❤️

This one was a win! 🎉

A few days behind as well (sorry! It’s been a busy week!) but we just got a beautiful mid-century home in Holladay under contract. It hit the market Monday and had multiple offers within a day. The sellers wanted to wait through the week to collect more offers, which usually means more competition and higher prices.

Instead of waiting, I restructured our offer strategically to make it stand out and accepted that day. The best part? We only increased the offer price by about 1.5%! The rest came down to creativity and experience.

Any agent can submit an offer, but knowing how to make one irresistible without overpaying, that’s the difference 😉

There are tons of realtors out there, but if investing is your goal, you need someone who actually knows the numbers, the neighborhoods, and what makes a project worth it. Any agent can send you listings, but not every agent can guide you toward the ones that make sense.
