After completing your transaction, you find out that other similar homes in the neighborhood had sold for more. Or the buyer or their agent withheld key information that would have made you more money? If you can imagine that feeling, you will know how I felt several years ago, because that is exactly what happened to me. Unlike selling a small item, selling a home is not something you do everyday. The average time that people stay in their homes has lengthened to almost 10 years. Most people only buy a few homes throughout their entire adult life. Imagine what has changed in the last 10 years....cell phones, social media, the internet. How would you do on your own if you were only using the knowledge and expertise that you might have gained several years ago? Because of the nature of real estate, it is often difficult to find all the information that you need to make a good decision. As I learned, a good Realtor will do everything in their power to make sure that you are protected and have all the information you need to make an informed decision. A professional Realtor is looking out for you full time! Not in their spare time! They keep on top of all the latest technology in addition to knowing the newest pitfalls you may encounter. Others may only do the bare minimum needed to get their commission and move on to the next sale. And unless you have access and knowledge of all the homes (not just the ones that the realtor wants you to see) that have sold recently, you don’t have all the information! Unless your Realtor spends time researching the market and area you are looking in, they will know NO more about it than you do! Let me be your “consumer advocate”, by providing you with ALL the information you need, after all, that is the reason I became a realtor: to protect people and help them avoid the mistakes that I made.

Friends, when you ask why is housing like this now...this is why. We have a 54,000-unit housing gap (across all types of housing including rentals). How fast can builders and developers build to close that gap? When you ask me, "when will this end?" here is the answer: When supply exceeds demand. No one can predict when that is, but it will happen eventually.

Low housing inventory is causing more home buyers to turn to new construction, according to Dejan Eskic, senior research fellow at the University of Utah’s Kem C. Gardner Policy Institute. In January, 2,529 new housing units were approved across Utah, a 10 percent increase year over year. In February, 2,537 units were approved, a 32 percent jump over units approved in February 2020. Residential units include single-family homes, condominiums, townhomes, and apartments. With demand for houses at record levels, Eskic said many home builders are ramping up the construction of speculation homes. However, it could take many months or years to overcome Utah’s housing deficit. Over the last 10 years a 54,000-unit housing gap has accrued between the number of Utah families or individuals needing housing and the supply of housing units.

Three Utah cities made the 2021 Top 10 list for Best Performing Cities by the Milken Institute. Many of the tier-one cities were located in the Intermountain West. “These cities registered levels of wage and job growth that were far above the national median,” the report said. “And they also had relatively affordable housing costs and very high levels of broadband access, indicating inclusive growth based on housing and infrastructure investment.” Provo-Orem was the No. 1 best-performing large U.S. city. The report noted that “Provo-Orem is a recipient of the tech sector’s outmigration from the expensive West Coast." Salt Lake City ranked No. 4. Ogden-Clearfield earned the No. 9 spot. The study examined the economic performance of 400 U.S. cities in areas of job creation, wage gains, and high-tech GDP growth.
