The Salt Lake Home Builders Association today hosted an important discussion at the Utah State Capitol on Utah’s growing housing affordability and attainability crisis, with Utah Gov. Spencer Cox, housing leaders, builders, and Realtors® in attendance. A major theme throughout the event was that Utah doesn’t just need more housing — it needs different kinds of housing that working families can realistically afford. Cox argued that the state’s housing shortage is not simply about the number of homes being built, but also about the lack of smaller “starter homes” that allow young families to begin building equity. Steve Waldrip, the governor’s senior advisor for housing strategy and innovation, discussed how today’s zoning and entitlement processes have become far more complicated, expensive, and time-consuming than they were decades ago, often requiring teams of consultants and attorneys just to navigate approvals.

Home prices increased in 71% of metro areas across the country during the first quarter of the year, with some markets seeing double-digit gains. According to National Association of REALTORS®Chief Economist Dr. Lawrence Yun, the strongest price growth continues in the Northeast and Midwest, where inventory remains tight and affordability is still attractive. San Jose, Calif, remained the most expensive metro area in the nation, with a median home price of $2.03 million. Salt Lake City ranked as the 31st most expensive metro area out of the 230 markets tracked nationwide.

The Salt Lake Board of Realtors® (SLBR) announced it will award $240,000 in down payment assistance to first-time home buyers in 2026, with the next four grants to be announced May 20. Realtors® can apply for qualifying clients at slrealtors.com. Funding for the American Dream Grants comes from interest earned on trust accounts that hold earnest money deposits.

The median price of a single-family home on the Wasatch Front rose to $573,000 in the first quarter, up from $568,000 a year ago, according to UtahRealEstate.com. Salt Lake City’s Glendale neighborhood remained the most affordable area, with a median price under $380,000. On the other end of the spectrum, Alpine ranked as the priciest, with a median home price of $1.4 million.

Where are Americans moving? The latest Census data shows a continued shift toward the Sun Belt, with Texas, North Carolina, South Carolina, Florida, and Tennessee leading the nation in net state-to-state migration. These states are attracting the most new residents from across the country, driven by job growth, affordability, and lifestyle appeal. Utah continues to see positive inbound migration, ranking in the middle of the pack with modest net gains. Meanwhile, the biggest net outflows are concentrated in California, New York, Illinois, and New Jersey, where more residents are leaving for other states than arriving. Migration patterns are a leading indicator of housing demand, shaping everything from home prices to new construction.

Scott Colemere, president of the Salt Lake Board of Realtors®, says if a property looks good and is priced right, don’t wait to buy. Home sales across Salt Lake County in March are up 9% compared to March 2025, according to UtahRealEstate.com. The typical home is currently on the market for just 33 days before selling. The median price across all housing types is now $545,000, up from $519,000 a year ago.

U.S. home prices rose 1.82% between the fourth quarter of 2024 and the fourth quarter of 2025, according to the Federal Housing Finance Agency’s House Price Index (FHFA HPI®). North Dakota led the nation in home appreciation with a 6.39% increase over the past year, while Florida ranked last with prices declining 2.73%. Utah saw a modest gain, with home prices rising 0.71% year over year, compared to the national average increase of 1.82%.
