🏡 Just bought a home in Salt Lake County? Before the boxes show up, take advantage of the empty house!

A few things are SO much easier to do before you move in:

🎨 Paint now. No furniture to move or cover, and you can get the entire room done at once.

🔑 Change or rekey the locks. You don’t know who may still have a key from the previous owners.

🧼 Deep clean everything. Cabinets, baseboards, corners, closets, and floors are much easier to tackle while the house is empty.

💧 Find your shutoffs. Locate and label your water, gas, and electrical shutoffs now—before you need them.

📏 Measure your rooms and doorways. Make sure your furniture will actually fit before moving day arrives.

Those wide roads and big intersections make U-turns completely normal here. The first few times, you may wonder if it’s legal… but you’ll get used to it fast!

3️⃣ The Address System 📍
1200 East 400 South can look more like a set of coordinates than an address. Once you understand the grid system, navigating Salt Lake County becomes surprisingly easy.

4️⃣ Cookies & Dirty Sodas 🍪🥤
Utah has turned the afternoon “pick-me-up” into an art form. Massive warm cookies and creative soda combinations are everywhere—and yes, people really do line up for them!

5️⃣ Quiet Sundays
If you’re used to Sunday being another busy day, Utah can feel different. Many businesses close, traffic slows down, and it’s a great day to enjoy family, church, or the outdoors.

Moving somewhere new comes with an adjustment period, but knowing what to expect can make the transition a whole lot easier.

🏠 Buying a home in Salt Lake County? Don’t assume a clean inspection means everything is covered.

A home inspection is a snapshot—not a guarantee. Some potentially expensive problems may be outside the scope of a standard inspection.

Here are 8 things buyers should check:

1️⃣ Roof age — Find out when it was installed, not just whether it currently leaks.

2️⃣ Sewer line — A sewer scope can uncover major problems before you buy.

3️⃣ Electrical panel — Federal Pacific and Zinsco panels can create safety and insurance concerns.

4️⃣ “Not accessible” areas — Attics, crawl spaces and other inaccessible areas are unknowns. Ask if they can be inspected.

5️⃣ Furnace & water heater — Check their age, not just their condition. Replacing both can become a major unexpected expense.

6️⃣ Drainage — Make sure water is flowing away from the foundation, not toward it.

7️⃣ Permits — Check that finished basements, bathrooms, decks and other improvements were properly permitted.

8️⃣ Well & septic — If the property isn’t on city services, have these systems properly inspected and consider testing the water.

The goal isn’t to scare you away from a home. It’s to know exactly what you’re buying before the money changes hands.

In the Salt Lake County market, buyers have plenty of options. Small details can make a BIG difference when they walk through your door.

Before your next showing:

🐶 Take the pets with you.
👃 Ask someone to honestly check for odors.
💡 Open the blinds and turn on every light.
🔧 Fix dripping faucets, running toilets, cracked caulk and other small repairs.
🧹 Clear off countertops and declutter closets.
🖼️ Put away excess personal photos and decorations.
💧 Leave documentation for previous repairs if needed.
🚗 Clean out the garage so buyers can see the available space.
🌡️ Set the thermostat to a comfortable temperature.

And here’s a simple trick:

Walk through your front door like you’re a buyer seeing the home for the first time.

Before a buyer ever walks through your front door, they’ve already formed an opinion about your home.

In Salt Lake County, buyers are often seeing dozens of homes online and driving through neighborhoods before they ever schedule a showing. That first impression matters.

If you’re thinking about selling, here are 3 things I’d tackle before spending money on major renovations:

1️⃣ Give your front door a facelift.
Think of the entire entry as one package. Fresh paint, updated hardware, new house numbers and a clean welcome mat can make a surprisingly big difference. Keep the finishes consistent and choose a color that complements the exterior of your home.

2️⃣ Clean up the landscaping.
Define the edges of your flower beds, add a fresh layer of mulch and trim shrubs so they aren’t covering windows or hiding the front of the house. You don’t need an expensive landscape makeover—just make everything look intentional and maintained.

3️⃣ Brighten and deep-clean the exterior.
Update tired porch lights, use matching warm bulbs and pressure wash the driveway, sidewalks and exterior areas that have collected dirt over the years. Clean concrete and tidy landscaping can make your home look dramatically better in photos.
