Sometimes the problem isn’t you. It’s where the plant came from.

Local nurseries usually stock plants that actually handle Utah weather. Less stress. Better survival rate. Way more gardening success.

Here are three Salt Lake spots worth visiting.

1️⃣
This place is a local gem in West Jordan. Tons of veggie starts, herbs, and seasonal plants. The staff is patient and helpful, especially if you’re figuring out what grows well in Utah soil.

2️⃣
Huge selection. Like wander around for a while huge. Trees, shrubs, roses, and landscaping plants everywhere. Great place if you're planning a bigger yard project.

3️⃣
They’ve been growing flowers locally for decades. Their geraniums and hanging baskets are beautiful, and everything is grown here instead of shipped in.

This comes up often when people start thinking about estate planning. Many assume a will takes care of everything. Real estate usually needs a bit more structure.

Here’s the quick checklist I share with clients.

1️⃣ Look at how the home is titled
This tells you how ownership transfers. If the deed lists only your name, the property may need to go through probate before your family can sell or transfer it. Probate can slow things down for months.

2️⃣ Decide who can manage the property if you cannot
Life happens. Illness or injury can make it hard to handle finances. A living trust allows a successor trustee to step in and handle things like property taxes, insurance, and maintenance.

3️⃣ Confirm the trust actually holds the property
This part surprises people. Creating a trust does not automatically move the house into it. The deed must be updated and recorded.

I see the real life side of these situations as a real estate agent. When a plan exists, things move much smoother for the family.

I see the behind the scenes of what happens to a home after an owner passes.

A will alone often sends the property through probate. That process takes time, costs money, and adds stress. That’s why I often recommend living trusts to homeowners. Here are three reasons:

1️⃣ You skip probate. Probate is a court process that can take months and cost thousands in fees. A living trust allows the home to transfer according to the instructions already in place.

2️⃣ More privacy. Probate records become public. A trust keeps most of your property details and family decisions private.

3️⃣ A clear plan for the home. I’ve watched families struggle with “what do we do now?” A trust gives clear instructions so the right person can step in and manage or sell the property.

Every spring, this is the part of Salt Lake that reminds me why I live and work here. When the sun finally shows up and the trails start blooming, it's the ultimate payoff. Here are 3 of my favorite trails to hit in Spring.

1️⃣ Donut Falls is my easy pick. 3.5 miles to a creekside grotto waterfall. Early mornings beat the weekend crowds. Wear shoes with traction since spring ice is real.

2️⃣ Wild Rose Trail is perfect if you want options. One mile to a lookout or 2.5 miles looping through wildflower hillsides. Dogs love it. Take it midweek to avoid bikers.

3️⃣ Cecret Lake is a mini adventure. 1.8 miles up Albion Basin to a lake beneath Sugarloaf Peak. Sit, breathe, snap a few photos. Mornings are best for quiet and light.

1️⃣ I identify the highest closed sale in your neighborhood in the past year. That sets the realistic ceiling.
2️⃣ I analyze which homes sold fastest and why. Buyer behavior matters more than design trends.
3️⃣ I compare days on market for updated homes versus original ones. That shows actual demand.
4️⃣ I evaluate appraisal risk by checking how many similar upgraded homes exist nearby.
5️⃣ I review price per square foot trends to see how much buyers are paying for condition versus size.

I’m not a contractor, but I am the person who has to sell your house one day. And I’d hate to tell you then that the $100k you’re spending now won't come back to you later.
