🏡 Everyone's talking about the Big Beautiful Bill write-off. Almost nobody's talking about the calendar. 📅

The 100% bonus depreciation from the One Big Beautiful Bill is permanent — that part isn't going anywhere. ✅ But it only lands on your 2026 return if the home is placed in service by December 31st.

And "placed in service" doesn't mean closed. 🔑 It means furnished, licensed, and available to book.

So work backward from New Year's Eve 👇

📋 County short-term rental licensing + tourist tax registration
🗓️ Management onboarding and calendar live
✍️ And all of that after closing

That's not a November project. That's an August-September one. ⏳
