This Week Near Disney: Fresh Listings, Big Price Cuts & Distressed Deals
Disney-Area Investors — This Week's Market Snapshot
🏡The Orlando STR market is in a more interesting spot than it's been in years.Median home prices have corrected roughly 7.9% year-over-year (down to ~$378K metro-wide), giving investors lower entry points than we've seen since 2023. Meanwhile, the fundamentals haven't moved an inch — Central Florida added nearly 38,000 new residents in 2025, and Disney and Universal continue to pull 80M+ visitors a year.
Well-located short-term rental homes near the parks are still posting strong occupancy and premium nightly rates.
Softer prices. Motivated sellers. Demand that isn't going anywhere. That's a window, not a trend. I've put together three lists this week for investor buyers:
🏡 New Listings — Past 7 days in STR-approved communities (Reunion, ChampionsGate, Storey Lake, Windsor Hills, Solara, Encore & more)
📉 Biggest Price Reductions — Past 7 days. Some sellers are dropping $25K–$75K+ off original list. This is where the real opportunity hides.
🏦 Bank-Owned, Foreclosures & Short Sales — Currently active. Thin inventory, but worth knowing about. These move fast and usually need a cash or fast-close buyer.
