For some their life.

Your first thought of this shower in a newly constructed house may be that it’s nice. But a couple problems exist. One is that the grout is non sanded. Non sanded grout does not belong in a shower as it pops out easily and never really gets hard. Another is the seat should be one piece with no grout lines. The last one is the grout line at the wall and floor connection is horizontal (on the floor) which almost always indicates the backer board is in the pan. All of these issues can allow water pe*******on and cause shower failure which can cost you thousands of dollars.

Polybutylene piping is commonly grey but can be black or white as well. This piping is prone to leak and was used until 1995. It’s use is now prohibited. If you have this pipe in your house you should consider re-piping. As a side note, you may not be able to get insurance with this pipe in your house.

Mold and mildew happen but if you clean it and it comes right back, chances are the material behind the tile is wet. This happens because the backer board comes in contact with the tub or the shower floor. A gap is required to prevent the backer board from wicking up water and It doesn’t matter if it’s green board or cement board.

The electrical panel cover is removed to look for irregularities such as two wires in one breaker, correct wire size for the breaker, and ground connection among other safety issues.

While inspections are for the most part visual and non invasive, this practice is standard operating procedure.

Pictured below is an AFCI breaker. It stands for Arc Fault Circuit Interrupter. Over time wire connections may become loose enough to cause an electric arc. The heat created by these excessive arcs can start a fire and are one of the leading causes of residential electrical fires. When Reality Check performs an inspection of the electrical system these breakers are checked for proper function.
