We are happy for our sellers and the new buyers of a home in Casselberry, Florida that just closed today. This transaction has been the toughest yet and I am so thankful our sellers trusted us to guide them throughout the process while many unforeseen issues occurred. The first buyers a few days before closing had residency issues fall through and therefore couldn’t move forward. This led to other issues. The home went back on the market and then a rapid home sale in a “hot rush” within the community caused an inaccurate appraisal to come through. After this devastation we drafted a reconsideration of value and submitted on our end as an appeal to the new appraisal. As a result, it was thankfully approved and we got our clients back to contract price. The new buyers had a contingency on their home selling so we first waited for their contract to go through and show a strong buyer before accepting the new buyers. Lastly, right around closing with the new buyers a hurricane arrived! We are glad that no damage occurred and a slightly delayed closing was able to go through without a third appraisal. Here we are… closing day has finally arrived! I know the buyers are looking forward to enjoying their “new” home making memories and our buyers are also excited to close this chapter as they continue to enjoy other adventures on their journey out of state. It is so crucial to have a realtor or team on your side willing to think outside the box, or go the extra mile. We ask you to think of us when looking for realtors as we will not give up on the process. As a team we will tackle anything that comes our way the best we know how. We think of our clients as family and enjoy all the opportunities given to us…even what most would consider to not be real estate typical duties.
