We just finished the house last week. While this kitchen looks great, one of the best things about this house is how well it is sealed.

Duct leakage is an energy waster. You could spend thousands of $$$ on a high SEER system, but if the ducts leak in the attic or crawl space, your system is fighting the temperature outside. Leakage to outside(LTO) is how this is measured. Building code requires less than 4 air changes/ hr.(ACH)The leakage on the two systems in this home measures roughly 2 ACH each! Thats 50% less leakage than is allowed!

What does that mean for you? Significantly lower heating and cooling bills and a more comfortable house. It’s a lot less expensive to get that right than upgrading your system and its still there when you replace your units.

These days the difference in price between this product and standard OSB is around $3 per sheet. On a 1600 sf single story home, it probably takes 70-80 sheets depending on the complexity and pitch.

So, would you pay $250 one time to save up to 17% on your air conditioning utility costs for the life of your home?

If you would, maybe you should look at our homes before you buy one without this feature.

If you look at a production Builder built home, notice the driveway. It is 16 feet wide which is the same size as the garage door width.

 It is almost impossible to park two cars in 16 feet and be able to have everyone get out and step on the concrete.
Street lanes are 20 feet wide. Parking places in a a commercial setting are 9 feet wide.

If you buy that home, you'll manage, but you’ll be annoyed regularly unless you only have one car.

It’s the little things that make a house more functional

When considering a house to buy, price is important. Dont forget the overall cost which includes the operating costs! If a house is more energy efficient, it saves you money!
A well sealed house with tight ductwork, and maybe a heat pump water heater, may save you $75 month. Thats worth $12,000 on a 30 year mortgage at 6%.

And as a benefit, it will be more comfortable.
