October may be over, but the festivities are NOT!!!
Sanford's usual Oktoberfest Celebration got pushed back due to flooding around the Civic Center from Hurricane Ian.

That means, the new 2022 Oktoberfest is being held this weekend!

Friday, November 4th - Sunday, November 6th @ the Sanford Civic Center.

The festival is put on by Sanford's own, Hollerbach's, and will include typical Oktoberfest Food, Drink, and Music! Admission is free!!!

Certain parts of Seminole County, and Sanford in particular, have seen regular flooding during even just heavy rainfall in the past. So you can imagine how unprepared the town of Sanford was for the flooding that came with Hurricane Ian.
Unlike some previous hurricanes, the storm surge from Ian has stuck around and even gotten worse after the storm passed. Seminole County emergency officials stated that the St. Johns River reached a record 8.7 feet above sea level!
A full 2 weeks after the storm and parts of Sanford are still under water. However, officials claim that the water is finally receding and flooded areas should begin to return to normal.
Even so, after such an event, most locals agree that this definitely moves "flooding" up higher on the list of problems that need solving here in Seminole County.

Our hearts go out to those affected by Hurricane Ian over the past week. Many lost their homes and belongings to the storm. Looking around at the devastation in certain areas gives us a glimpse into how much the cost will be to repair all this damage.

One of the key markets to watch going forward from here is the Insurance Market. With the flood of claims throughout the state of Florida, many insurance companies may not be able to keep up.

This could force insurance agencies to raise premiums even higher in the future to reach a positive net gain after shelling out for damage claims. Some agencies may even find themselves forced to shut down after not being able to meet demands.

All in all, this means an almost certain rise in Property Insurance Costs throughout the state, not just for those affected by the storm.

This month Seminole County Commissioners are working to put together a plan to create a fund for acquiring natural lands, along with a board that will make decisions on which properties to obtain. This proposal was put forward by Seminole County Commissioner Lee Constantine, and is supposed to be modeled after the existing Florida Forever conservation program.
The plan, dubbed "Seminole Forever," will secure the county's natural resources as more and more development begins to fill in the blank space.
Now, the plan still needs to achieve a super majority vote from 4 out of the 5 Board members to pass, but Constantine believes that the Board will fund the program.
So, keep an eye on the development in the coming months.

One man's trash is another man's extra $60.

Looks like Seminole County residents can expect a rise in the Annual cost of Trash Pickup from $240 to $300.

The Tax Rate for Waste Management Services has remained relatively unaffected by inflation till now, with the last increase only being an additional $5 a year. However, this new hike will be an additional $5 a MONTH!

According to Seminole County officials, trash haulers have increased their rates more than 40% due to rising fuel costs over the past year. Seminole County residents should be aware, as the new rates will take effect on October 1st.

After seemingly endless construction, the final sections of Wekiva Parkway in Seminole County are finally underway!

The newest section of Wekiva Parkway opens this Monday. The latest section connects SR 46 near Orange Boulevard. The only remaining stretch still under construction will connect directly to I-4.

The Florida Department of Transportation hopes that this expressway will enhance roadway safety by separating through traffic from local traffic. A decade in the making, the project is finally set to finish sometime early next year.

Rent-a-car? Rent-a-room? Rent-a-HOME?

According to the National Rental Home Council, Built-to-Rent communities have seen a marked upturn recently. The NRHC stated that built-to-rent units accounted for an average of 3% of the inventory for rental providers up to 2019.

However, by LAST YEAR that number had risen to 26%!!!

David Howard, executive director for the NRHC, called it, "a somewhat innovative way to address the single biggest challenge for the housing market, and that’s a lack of supply."

According to the National Association of Realtors, the Orlando-Kissimmee-Sanford area ranked #1 for Best Commercial Real Estate Market during the First Quarter of 2022!

The central Florida area economic and commercial market conditions surpassed the national average on 21 of the 25 indicators used by NAR for the rankings.

This is quite promising for all local commercial real estate. However, the association went on to explain that the highest risk area is in the hotel/lodging market, due to the increased cost of travel.

Seminole County residents may be familiar with the Seminole Towne Center. However, the mall you see today is merely a shadow of what it once was. Once a bustling social center, the Seminole Towne Center has slowly been declining since the rise of online shopping.

Now with over 100 acres of unused mall property, Sanford officials have suggested transforming at least part of the property into residential buildings such as apartments and condos.

Officials believe that this will help to revive interest in the area, as well as help with the demand for housing due to rising population growth.

In the vibrant state of Florida, we can see the beauty of the natural world popping out through the cracks in our urban jungle. A reminder that we share this space.

However, as more and more people move to the Sunshine State, we have to build over a lot of this natural beauty to make room. So how much is it worth to YOU?

Seminole County Officials have proposed a Natural Lands Referendum that would temporarily raise property taxes for land acquisition and preservation. Commissioners are scheduled to discuss the proposed ballot next month.
This sort of thing happens every couple years throughout the state, and usually passes, with the exception of times of increased gas prices and rising property values. Sound familiar?

The Central Florida Zoo has relaunched their "Choo-Choo to the Zoo" program. This means that if you take the SunRail to the Sanford stop near the zoo, there will be a FREE shuttle to take you to the Zoo! Also, in addition to the shuttle, if visitors show their SunRail ticket then they'll get 20% OFF of Zoo Admission Tickets.
