Message from the POAF HOA Board

Your Attendance Requested at Nov 27th Board Meeting!

The Preserve at Astor Farms Board of Directors is requesting all homeowners attend the November 27th board meeting to hear from County Commissioner Andria Herr regarding the ongoing flooding issues on North Maryland.
Commissioner Herr will be joined by a representative from the county's public works department as well. Please make plans to attend this meeting in person. We want to make it clear to the county that this ongoing issue is of concern to homeowners - there's strength in numbers, so please show up if you've been frustrated with the flooding problems on that road!

The board meeting will take place November 27th, at 7pm at Seminole Community Church (5070 Orange Boulevard). We will meet in the smaller building next to the main sanctuary.

Annual Meeting Reminder

Have you voted electronically yet for our amendment change? There are 175 homeowners who still haven't responded to the electronic voting request from our e-voting vendor, Vote HOA Now. Please check your inboxes, and spam/junk mail folders, and take a moment to cast your vote. We desperately need community participation! If you don't vote electronically, then we ask you to come in person to the meeting to cast your ballot. We cannot make quorum without you. Our management company only received 2 proxies!

Our annual meeting takes place Monday, August 28th at 7pm. Sign-in begins at 6:30pm. The Board of Directors will also be elected Monday, with five candidates currently running for 5 seats.

URGENT: Sealcoat Update

The closed section of the roundabout has been open. But it won't stay that way for long, as we need to have that area redone thanks to a select few drivers who had a blatant disregard for the barricades blocking the road.

We need to make something very clear: BARRICADES MEAN DO NOT DRIVE THROUGH

Not only did our landscaping vendor move barricades to park and drive on the new sealcoating (we are working with them for damage reimbursement), but several homeowners decided barricades don't apply to them. One driver leaving Astor Farms Place decided to drive up on the grass in order to drive around the barricades, continuing on and driving right through the taped off exit.

It all defies common sense.

Furthermore, it all means the sealcoating has to be redone. So now, another closure on that side needs to happen. We haven't scheduled it yet.

The second phase of our project for the other side of the roundabout is still slated to begin next Wednesday, July 5th. That means the roundabout will be blocked at the entrance, and all traffic will enter *and* exit through the exit gate. You will not be able to access Cains Wren from the roundabout during this time. The side in yellow (pic below) will be blocked off from July 5th- July 7th.

The sealcoating vendor will now be using heavier barriers to make it (hopefully) impossible for people to drive through.

This project has taken a lot of time and effort to coordinate. The disregard by a select few drivers is affecting the entire community. We have cameras that clearly show the roundabout. We know who drove where and when.

Updated Roundabout Sealcoating Schedule

The sealcoating project at the main roundabout has been rescheduled. Today's rain forced a delay.

Traffic will be affected, as one side of the roundabout will remain closed for roughly 72 hours. Both entry and exit gates will also be locked open during that time. Please see the color-coded map and updated dates below:




The blue side of the roundabout will be seal coated June 27th, and will remain closed until late afternoon/evening hours of June 29th. Entrance and exit gates will be locked open during this time.

The yellow side of the roundabout will be seal coated July 5th and will remain closed until late afternoon/evening hours of July 7th. Entrance and exit gates will be locked open during this time.

Do not move or drive around barricades and please follow the directed traffic patterns. Any damage done due to homeowner(s) driving over fresh sealcoat will be the homeowner’s responsibility.

Again, this project is weather permitting. We will notify the community of any scheduling changes as soon as they arise.

Roundabout Sealcoating Postponed

The first phase of the community sealcoating project at the main roundabout was set to begin today, Tuesday, June 20th.

However, due to the weather, this project is postponed and will not start today. The Board of Directors is currently working to find out updated dates. More communication to follow when we know more.

Roundabout Sealcoating Starts Tuesday

The first phase of our sealcoating project at the main roundabout beings tomorrow, Tuesday, June 20th.

Traffic will be affected, as one side of the roundabout will remain closed for roughly 72 hours. Both entry and exit gates will also be locked open during that time. Please see the color-coded map below.
