Data for the Southwest Florida region, which includes Fort Myers, also reflects a shift to a more balanced or buyer-friendly market.
Prices:
Lee County (includes Fort Myers): The average sale price was down 9% year-over-year in August 2025, falling to $403,000.
Naples: The median price remained stable at $590,000, though homes are taking significantly longer to sell.
Inventory and time on market:
Lee County: Inventory was up 9% year-over-year in August 2025, with a 7-month supply of homes on the market, indicating a buyers' market.
Naples: While inventory is up, homes spent over 100 days on the market in August 2025.
Sales activity:
Lee County: Closed sales were down about 3.4% year-over-year in August 2025.
Naples: Despite longer days on the market, pending sales were up 6.1% in August 2025.
Factors influencing the market
The primary factors contributing to August's real estate trends include:
Affordability constraints: Elevated home prices and interest rates continue to challenge buyers.

Looking at the long-term data, Sanibel Island and Naples have always moved almost in sync. Both markets boomed in the early 2000s, dropped after 2008, and steadily recovered.

But after the flooding of 2022–24, Sanibel broke from the pattern:

Prices dropped from about $1.2M → $855K

Naples, by contrast, held strong above $1.1M

Here’s why that matters for investors:
✅ Historically, both markets have grown at ~7% annually
✅ Sanibel’s dip is linked to a temporary environmental event, not lack of demand
✅ Once mitigation and recovery efforts take hold, prices are likely to realign with Naples
