In life and in business people want options. The experience, knowledge and skill of those providing these options is what is critical.
In lending anyone with a license will claim they can do any loan, whether it is conventional, gov't (FHA/VA/USDA), Non-QM, or the Reverse Product suite of loans. With rare exception will it be left on the table, whether there is any experience or skill in that particular product line or not. This is especially true of the Reverse space, which very few have the background, tools or experience in providing. These products are cut from a totally different piece of cloth but can be simple and provide incredible options for you and your clients if you choose the right loan person to work with. (reverse loans are available for 62 & older only, with special products for 55 & older) One of the highest designations in the country for the Reverse product lines is the CRMP (Certified Reverser Mortgage Professional) which currently has less than 250 members. I am grateful to have that designation and having assisted folks with the Reverse product for 20 of my 35+ years in the industry. This allows me to confidently advise and assist you and your clients in some very critical ageing and retirement planning objectives as it relates to listing, selling and purchasing real estate.
Often I will work with CPA's, estate attorneys or Financial Advisors in incorporating these products in a client's financial and retirement planning objectives. As clients look to either age in place or sell and relocate, the Reverse product line adds dimensions and options that no other product offers similarly; they preserve assets to live on and/or keep working for them and/or provide better cash flow. A client can buy a higher priced home than they thought they could afford as well, with all these options offering "optional" payments. (subject to guidelines). The Reverse product is one option I would recommend every Realtor get familiar with. Feel free to reach out for a one on one 30 minute class in person or zoom.
